Maintenance Supervisor

POSITION OVERVIEW

The Maintenance Supervisor leads and manages all aspects of the property's maintenance operations, ensuring work orders, preventive maintenance, and unit turns are completed on time and to company standards. This role is responsible for supervising the maintenance team, coordinating vendors, managing budgets, and maintaining a safe and well-maintained community. Success requires strong technical expertise, leadership capability, and the ability to communicate effectively across residents, ownership, and management. This role is eligible for a $250 sign on bonus (after 30 days)

KEY RESPONSIBILITIES

Team Leadership & Development

  • Lead, supervise, and develop the maintenance team to perform at a high level.
  • Assign daily work orders and prioritize tasks to maximize efficiency.
  • Train, coach, and mentor maintenance staff to build skill and accountability.
  • Foster a safe, productive, and resident-focused maintenance culture.

Operations & Work Order Management

  • Ensure all work orders are completed on time and to quality standards.
  • Oversee rent-ready unit preparation and coordinate move-in schedules.
  • Respond to maintenance emergencies and ensure timely, effective resolution.
  • Troubleshoot complex maintenance issues and provide hands-on support to the team.

Property Maintenance & Inspections

  • Conduct regular property inspections to identify and address maintenance and safety concerns.
  • Maintain curb appeal and the cleanliness of all common areas.
  • Plan and oversee the property's preventive maintenance program.
  • Ensure compliance with all safety policies, OSHA standards, and company requirements.

Vendor & Project Management

  • Coordinate and manage vendors, contractors, and service providers.
  • Monitor project completion timelines and hold vendors accountable to scope and quality.
  • Identify capital improvement (CapEx) needs and recommend long-term solutions to leadership.

Financial & Administrative

  • Monitor maintenance budgets and control expenses to meet financial targets.
  • Maintain accurate records in AppFolio and complete all required reports.
  • Communicate regularly with the Property Manager and Regional Maintenance Supervisor on operations, issues, and priorities.

QUALIFICATIONS

Required

  • 2+ years of maintenance experience in multifamily residential or a related field.
  • Strong working knowledge of plumbing, electrical, HVAC, appliances, drywall, and carpentry.
  • EPA 608 Certification.
  • Ability to respond to after-hours emergencies and manage an on-call rotation.
  • Valid driver's license and reliable transportation.

Preferred

  • HVAC, plumbing, or electrical trade license.
  • Pool Operator Certification (CPO).
  • Experience with AppFolio or comparable property management software.
  • Demonstrated experience managing maintenance budgets and vendor relationships.
  • Strong communication skills and prior experience reporting to senior management or ownership.
  • 1+ years in a supervisory or lead maintenance role.
