Job description

Portico has an amazing opportunity to join our team as a Make Ready Technician! This position is based at our apartment community, Anchor at South Shore, in League City, TX.
Job Summary
The Make Ready Technician is responsible for preparing vacant apartment homes for new residents by completing maintenance repairs, installations, cleaning support, and inspections. This role supports the maintenance team in ensuring apartment turns are completed efficiently, community standards are upheld, and resident satisfaction goals are met. Experience in apartment maintenance, groundskeeping, janitorial services, or facilities maintenance is preferred.
Essential Job Functions
Apartment Turn amp; Maintenance Responsibilities
  • Prepare vacant apartment units for move-in (make-ready / unit turns)
  • Perform basic to intermediate repairs in plumbing, HVAC, electrical, carpentry, painting, and masonry
  • Install and replace appliances including refrigerators, ranges, ovens, microwaves, washers, and dryers
  • Install fixtures such as ceiling fans, light fixtures, shelving, hardware, and window treatments
  • Assist with renovation and capital improvement projects as assigned
  • Complete work orders and service requests accurately and within required timeframes
Grounds amp; Common Area Maintenance
  • Maintain exterior grounds by removing trash, debris, pet waste, and litter
  • Sweep and clean sidewalks, breezeways, stairwells, and pathways
  • Pressure wash buildings, sidewalks, and common areas as needed
  • Clean windows, outdoor furniture, and common area surfaces
  • Assist with trash collection, compactor management, and recycling
  • Perform minor repairs including changing light bulbs, air filters, and making keys
Pool amp; Amenity Maintenance
  • Assist with pool and spa cleaning and daily maintenance
  • Support chemical treatments under supervision
  • Ensure pool furniture and amenity areas are clean, safe, and properly arranged
Inventory, Safety amp; Compliance
  • Maintain a clean, organized, and safe maintenance shop
  • Monitor and restock supplies, tools, and equipment
  • Follow OSHA, company safety policies, and emergency procedures
  • Participate in safety meetings and risk management programs
  • Report accidents, incidents, and property damage promptly
  • Follow key control and access procedures
Team amp; Resident Support
  • Attend daily maintenance meetings and weekly community meetings
  • Communicate professionally with residents, vendors, contractors, and team members
  • Deliver excellent customer service and timely follow-up
  • Support resident retention activities and community events
  • Collaborate with on-site staff, corporate teams, and vendors
Required Qualifications
Experience:
  • Minimum 6 months of experience in apartment maintenance, janitorial services, groundskeeping, facilities maintenance, or related field preferred
Education:
  • High school diploma or GED preferred (or equivalent experience)
Skills amp; Competencies:
  • Knowledge of maintenance tools, equipment, and repair techniques
  • Ability to read and follow work orders, instructions, and safety procedures
  • Strong attention to detail and time management skills
  • Customer service mindset with professional communication skills
  • Ability to work independently and as part of a team
  • English or Spanish communication skills preferred
Licenses amp; Certifications:
  • Valid driver’s license and proof of insurance required
Physical Requirements
  • Ability to stand and walk for extended periods
  • Ability to climb stairs and ladders
  • Ability to bend, stoop, kneel, crouch, and reach
  • Ability to lift, carry, push, or pull up to 50 pounds
  • Ability to perform repetitive hand and wrist movements
Work Environment
  • Indoor and outdoor work in varying weather conditions
  • Exposure to cleaning chemicals, dust, fumes, and mechanical equipment
  • Occasional exposure to electrical hazards
  • May require evenings, weekends, on-call shifts, overtime, and travel
