Job description

Job Summary:-

  • We are seeking an experienced Home Building Purchasing Manager to lead purchasing activities for residential home construction.

  • The Purchasing Manager will be responsible for negotiating and purchasing materials, products, and services from vendors and suppliers, while ensuring the company receives competitive pricing, quality products, reliable service, and timely delivery.

  • This position will work closely with construction and operations teams to ensure materials and trade services are available when needed and that purchasing decisions support construction schedules, budgets, quality standards, and overall profitability.

Key Responsibilities:-

  • Manage purchasing activities for residential homebuilding operations.

  • Negotiate pricing, terms, contracts, and agreements with vendors, suppliers, and subcontractors.

  • Source and evaluate new vendors and trade partners.

  • Develop and maintain strong relationships with key suppliers and subcontractors.

  • Negotiate competitive pricing while maintaining required quality standards.

  • Review material costs and identify opportunities for cost savings.

  • Establish and maintain pricing agreements for commonly used construction materials and services.

  • Purchase materials and services required for residential home construction.

  • Coordinate with Project Managers and Construction leadership regarding material requirements and schedules.

  • Ensure materials are ordered and delivered according to construction timelines.

  • Monitor vendor performance, pricing, quality, lead times, and delivery reliability.

  • Resolve vendor, purchasing, delivery, quality, and pricing issues.

  • Maintain accurate purchasing records, pricing databases, contracts, and vendor information.

  • Monitor market conditions and changes in material costs.

  • Analyze purchasing data to identify cost-saving opportunities.

  • Assist in developing construction budgets and cost estimates.

  • Standardize materials and specifications where appropriate to improve purchasing efficiency and control costs.

  • Work with construction leadership to identify alternative materials or suppliers when appropriate.

  • Ensure purchasing practices align with company quality standards and construction requirements.

  • Support the company's growth by developing a reliable and scalable vendor and subcontractor network.

Qualifications:-

  • 5+ years of experience in residential construction purchasing/procurement.

  • Experience purchasing materials and/or negotiating subcontractor agreements for a homebuilder.

  • Strong understanding of residential construction materials, trades, and building processes.

  • Proven experience negotiating pricing and contractual terms with vendors and subcontractors.

  • Established relationships with construction suppliers and trade contractors preferred.

  • Strong knowledge of residential construction costs and material pricing.

  • Experience with production homebuilding strongly preferred.

  • Strong analytical and financial skills.

  • Excellent negotiation and communication skills.

  • Strong organizational and time-management abilities.

  • Proficiency with Microsoft Excel and purchasing/construction management software.

  • Ability to manage multiple vendors, projects, and purchasing requirements simultaneously.

  • Bachelor's degree in Supply Chain, Business, Construction Management, or a related field preferred.
