Job description

The Investment Analyst plays a key role in supporting the company’s real estate investment, development, and asset management activities through robust financial modeling, forecasting, market research, and portfolio analysis. This role provides critical analytical support for evaluating prospective development and acquisition opportunities, monitoring asset performance, and preparing financial materials for internal and external stakeholders.


Essential Functions:

Financial Modeling & Investment Analysis:

  • Develop, maintain, and improve financial models for all development and acquisition projects
  • Conduct discounted cash flow (DCF) analysis, scenario modeling, and property- and portfolio-level forecasting
  • Analyze key real estate investment metrics, including IRR, NPV, Equity Multiple, and sensitivity analysis
  • Assist in financial analysis associated with new financing and refinancing efforts
  • Conduct lease analysis for prospective commercial tenants
  • Model joint venture equity structures, distribution waterfalls, promote calculations

Market Research & Portfolio Analytics:

  • Perform in-depth market research evaluating supply/demand dynamics, demographic trends, competitive property analysis, and other factors impacting investment decisions
  • Prepare monthly market update reports covering market rents, rent growth, occupancy, concessions, pipeline, etc
  • Maintain sale comp data within target markets to evaluate trends in valuations across properties and markets

Acquisitions, Development & Due Diligence Coordination:

  • Assist in sourcing and evaluating development and acquisition opportunities
  • Assist in coordinating due diligence activities with lenders, appraisers, consultants, legal teams, and third-party vendors to ensure timely and accurate information flow
  • Prepare and maintain investment committee materials for each IC meeting
  • Assist in capitalization and closing efforts

Cross-Department Collaboration:

  • Work closely with investments, asset management, development, acquisitions, and external partners to support financial and operational initiatives

Other Duties:

Skills and Experience:

  • Bachelor’s degree in Finance, Real Estate, Economics, or a related discipline
  • 2–5 years of experience in Finance, Investments, Commercial Lending, and/or Commercial Real Estate
  • Strong financial modeling capabilities in Excel
  • Experience with CoStar, Yardi Matrix, and other similar data tools preferred
  • Solid understanding of real estate financial concepts and investment metrics (NPV, IRR, Equity Multiple, yield on cost, development spread, LTC, LTV, DSCR, debt yield, etc.)
  • Robust quantitative and qualitative analytical skills with exceptional attention to detail
  • Strong organizational and time management abilities with the capacity to prioritize and manage multiple projects
  • Demonstrated ability to identify opportunities for improving efficiency, processes, and analytical rigor
  • Ability to sit for extended periods while working on a computer, with occasional standing, walking, or lifting of up to 10 pounds

You will help source development and acquisition opportunities, underwrite ground up development and stabilized acquisitions, get exposure to real estate capital markets, and see full deal lifecycles from initial screening through closing. Your work product reaches the Stark Investment Committee and senior leadership directly, providing impact and visibility from day one.

  • Decision Making Authority: The Investment Analyst supports the Investments team by performing financial modeling, market research, forecasting, and analytical tasks that inform investment and operational decisions. This role makes analytical recommendations based on data but does not have authority to approve contracts, commit company funds, or make final investment or financial decisions. All strategic and financial approvals are made by the VP of Investments or senior leadership.
