Job description

Position Summary:
The Community Manager manages and coordinate people, activities, and available resources to oversee the successful management of the assigned apartment community. The Community Manager is responsible for all aspects of the community's operation and performance.
What You’ll Do:
  • Operate the asset in the owner’s best interest in accordance with Carleton policies and procedures.
  • Maintain accurate records of all community transactions and submit on a timely basis.
  • Ensure all rents, fees, and charges are collected, posted and deposited in a timely manner.
  • Process requests for residency in accordance with established procedures, including obtaining verifications, entering information into computer, etc.
  • Prepare annual budgets and income projections in a timely and accurate manner
  • Follow-up delinquent accounts and pursue collections in accordance with established procedures
  • Monitor expenses to ensure spending is within guidelines.
  • Maintain tenant files and related documentation regarding continuing eligibility and adjustments.
  • Show vacant apartments utilizing professional marketing procedures and maintain a high level of continued occupancy by leasing property in a timely manner.
  • Complete Rental Agreements.
  • Make daily bank deposits.
  • Prepare detailed reports in accordance with established procedures.
  • Complete move-out reports and reconcile accounts forwarding to A.P. for disbursement of security deposits.
  • Address resident concerns in a professional manner.
What You’ll Bring:
  • 2+ years of related property management in the multifamily industry.
  • Knowledge of RealPage, Onesite
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Extremely dependable individual with a high level of accountability
  • Strong Organizational skills and attention to detail
  • Ability to drive when needed. A valid driver’s license and proof of liability insurance is required.
