The Real Estate Program Manager - Store Development role requires a creative, organized, and well communicative leader who displays a general understanding of the real estate acquisition, entitlement, development, AE, MEP and construction processes. This role supervises and holds overall responsibility in the execution, monitoring, and completion of entitlements, permitting, due diligence, design and development of multiple new store projects, facilitating the Enterprise's annual new store development program goals. This role, through supervision of Project Development Managers and Design Project Managers, will complete project-level risk analysis, value analysis and create solutions to relieve any internal and/or external impediments to project execution on schedule and on budget. This role will be responsible for the engagement of internal cross-functional teams, as well as related external consultants in execution of the foregoing responsibilities and will report to the Director of Real Estate - New Store Development.
What You'll be Doing:
  • Manage all facets of the organization's new store program development (budget, schedule, procurement, quality & risk) and supervise Project Development Manager's administration of individual real estate projects including planning, evaluation, entitlement, development and closeout.

  • Oversee the end-to-end final design process for all store projects through a Design Manager and Design Project Managers, ensuring delivery of AE/MEP/Refrigeration designs and continuous prototype enhancement.

  • Administrate the creation, maintenance and dissemination project plans, project information, and project status reports to stakeholders.

  • Drive effective partnership, communication, collaboration, and commitment across multiple internal and external teams with competing priorities.

  • Anticipate areas of risks, provide critical issue management, anticipate, and make tradeoffs, and balance the business needs versus technical constraints.

  • Articulate vision and influence decisions, empowering teams to be owners of continuous improvement.

  • Create Executive style reporting updates/documents by managing from detailed information.

  • Collaborate to identify, devise, and implement continuous improvements to processes, systems, policies/procedures, training, and guidance documents.

  • Interface directly with stakeholders to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.

  • Lead change management with internal and external stakeholders.

  • Lead, analyze and make recommendation through procurement engagement efforts with local and national service provider partners.

What You Bring with You (Qualifications):
  • Bachelor's Degree in Construction Management, Architecture, Engineering or related discipline.

  • 10+ years relevant project management experience in real estate, design and commercial construction projects.

  • Strong interpersonal skills with an ability to interact with executive level external and internal clients.

  • Ability to supervise, motivate and manage a team of individuals toward the achievement of Enterprise objectives.

  • High levels of customer service. Ability to serve multiple clients at any given time, deliver on milestones and create a positive impression for the team and the organization.

  • Work effectively both independently and within a team.

  • Organizational skills, strong analytical skills, and the ability to identify and manage priorities.

  • Detail oriented.

  • Must be able to lead, manage and adjust to workplace industry changes.

  • Demonstrate proficiency in the use and application of project management technology tools and continually seek opportunities to develop your skillset.
