Job description

Responsibilities:

DOB NOW Filings:

·        Complete DOB filings in DOB NOW system and other applications with other city agencies to obtain approvals for Alterations, ALT-CO, New Building filings.

·        Track, coordinate and manage multiple active Alt-CO, New Building, Alteration projects and review for approvals and disapprovals.

·        Schedule and prepare for Plan Examiner Appointments with DOB

·        Ensure compliance with filing requirements, including necessary forms and documentation.

·        Review architectural and engineering plans and conduct code and zoning analysis to verify adherence to NYC building codes and zoning requirements.

·        Analyze and resolve objections.

·        Prepare arguments and support documentation for AI-1 ACPE reviews, code and zoning determinations (CCD1 & ZRD1).

·        Conduct site visits for construction inspection sign off.

·        Coordinate with city agencies such as DOB, DOT, FDNY, DEP, and Landmarks.

·        Provide clients with weekly reports and status updates of each filing.

·        Attend scheduled coordination meetings with clients and city agencies.

·        Review new project emails assigned by the CEO, respond to clients, and outline necessary filings.

·        Coordinate and communicate with architects, engineers, contractors, clients, and fellow Project Managers to ensure timely and accurate submission of applications, plans, and documents.

·        Manage emails from clients and project managers, respond promptly, and confirm receipt of communications.

  •   File Landmark applications with LPC through Portico portal

 

MTA Filings

·        File MTA Applications with MTA EPP through EPIC portal

FDNY Filings

·        File Fire Alarm Applications with FDNY through the FDNY Accela Portal

Experience Requirements:

·        Preferably CLASS 2 – Code & Zoning Representative License; minimum CLASS 1 – Filing Representative.

·        Strong ability to read and interpret architectural and engineering drawings.

·        Knowledge of DOB BIS, DOB NOW Build, DOB Inspections, and other NYC Department of Buildings systems.

·        Excellent problem-solving and analytical skills in code and zoning matters.

·        Strong technical, interpersonal, written, and verbal communication skills.

·        Two to four years of expediting experience

Education & Qualifications:

·        Associate or bachelor’s degree in a related field (preferred).

·        Two to four years of expediting experience.

·        Strong proficiency in Microsoft 365 applications, including Excel, Outlook, and other relevant software.

·        Exceptional time management and prioritization skills.

·        Outstanding customer service and professionalism.
