MEP PROJECT MANAGER

The MEP Project Manager provides hands-on coordination, documentation control, and system readiness leadership throughout Testing, Adjusting & Balancing (TAB) and Commissioning phases. This role ensures systems are prepared for first-pass success, deficiencies are resolved quickly, and final turnover documentation is complete and accurate.

Acting as the daily integrator, this position connects field trades, the TAB firm, Commissioning Authority (CxA), controls contractor, and OEM representatives to keep systems moving efficiently from installation through owner turnover.

Core Objectives

  • Ensure systems satisfy prefunctional requirements and are released to TAB and Commissioning on schedule.
  • Proactively identify and resolve deficiencies before they affect balancing or functional testing.
  • Maintain a reliable single source of truth for TAB reports, commissioning logs, trend data, setpoints, and as-built documentation.
  • Drive daily issue resolution with clear accountability and defined timelines.
  • Deliver clean, traceable, and complete turnover documentation to the owner.

Qualifications:

Required:

  • Associate degree in HVAC, Mechanical Systems, Building Automation, or related technical discipline; equivalent experience considered.
  • 5+ years of commercial construction experience with direct involvement in MEP systems, controls, TAB, or commissioning.
  • Demonstrated experience supporting HVAC, hydronic, plumbing, or building automation systems from installation through startup and turnover.
  • Working knowledge of TAB processes and functional performance testing.
  • Experience coordinating multiple trades and external partners in active construction environments.
  • Proven ability to manage documentation, tracking logs, and deficiency lists in a structured, deadline-driven setting.

Preferred:

  • Bachelor's degree in Mechanical Engineering, Construction Management, Engineering Technology, or related field.
  • Certified Commissioning Process Provider (CCP) or Commissioning Process Management Professional (CPMP).
  • AABC or NEBB training or exposure.
  • Building Automation/Controls manufacturer certifications.
  • OSHA 30-hour Construction Safety Certification.
  • LEED Green Associate or similar credential.
  • Experience on healthcare, mission-critical, laboratory, data center, or other technically complex projects.
  • Direct involvement with CxA-led commissioning and Integrated Systems Testing (IST).
  • Familiarity with pressurization standards for isolation rooms, operating rooms, clean rooms, or other critical spaces.
  • Experience with BAS platforms and protocols such as BACnet/IP and MSTP.
  • Exposure to emergency power sequencing, smoke control systems, life safety interlocks, and plant staging logic.

Technical Skills:

  • Ability to read and interpret mechanical drawings, control schematics, and one-line diagrams.
  • Strong understanding of HVAC systems, air and hydronic balancing principles, and control sequences.
  • Working knowledge of building automation systems, trending, and point-to-point verification.
  • Ability to validate airflow, pressurization, and hydronic performance against design intent.
  • Skilled at identifying installation deficiencies and coordinating timely corrective action.
  • Proficiency reviewing plans, specifications, sequences of operation, and submittals.
  • Experience using construction management and document control software.
  • Advanced proficiency in Microsoft Office, particularly Excel.

Responsibilities and Tasks:

Pre-TAB / Prefunctional Readiness

  • Manage submittal approvals for mechanical, hydronic, ductwork, air valves, controls, and test ports. Maintain OPR, BOD, Commissioning Plan, and TAB Plan documentation.
  • Develop system-based Prefunctional Test Procedure (PTP) checklists aligned with CxA templates (AHUs, RTUs, MAUs, CRAC/CRAH, boilers, chillers, pumps, exhaust systems, isolation rooms, ORs, UPS/battery ventilation).
  • Perform field verification of installation completeness, accessibility, labeling, insulation, and power availability.
  • Confirm controls readiness including P2P verification, addressing, network functionality (BACnet/IP or MSTP), graphics, trend setup, updated sequences, and functional alarms.
  • Maintain a System Readiness Matrix tracking percent complete, signed PTPs, controls verification, safety checks, and release gates prior to TAB.

TAB Execution Support

  • Verify duct cleanliness, filter installation, coil flushing, hydronic flushing documentation, strainer cleaning, and balancing valve installation/labeling.
  • Align balancing setpoints with current sequences of operation to prevent rework.
  • Coordinate elevation and pressurization verification for critical spaces.
  • Lead daily TAB coordination huddles to confirm prerequisites and remove constraints.
  • Facilitate immediate field corrections (actuators, VFD tuning, damper linkages, valve authority).
  • Spot-check 10-15% of TAB readings to validate instruments and methodology.
  • Maintain TAB Tracking Log and drive same-day assignment and resolution of deficiencies.

Commissioning (FPT / IST) Support

  • Maintain commissioning schedules by system and coordinate participation from CxA, OEMs, controls, TAB, and trade leads.
  • Compile comprehensive documentation packages including submittals, sequences, as-builts, PTPs, TAB reports, trend plans, startup sheets, and OEM sign-offs.
  • Confirm trend intervals, naming conventions, and duration (typically 2-4 weeks).
  • Coordinate testing modes and overrides during functional testing.
  • Maintain Commissioning Deficiency Log including ownership, root cause, target dates, retesting, and documentation.
  • Coordinate Integrated Systems Testing including smoke control, fire alarm, emergency power sequencing, plant staging, BMS-EPMS integration, pressure verification, and EPO/UPS ventilation interfaces.

Closeout & Turnover

  • Compile final signed TAB and commissioning reports, deficiency closures, O&M manuals, firmware documentation, trend exports, and final sequences/parameters.
  • Coordinate and document owner training sessions including attendance and recordings.
  • Establish warranty baseline "golden" trend data and final parameters for future performance benchmarking.
  • Support AHJ documentation and presentations related to life safety and pressurization systems.

Other Responsibilities
