1. Accountable for the property budget as set forth in Company guidelines

2. Leasing apartments at optimum rent levels and keeping vacancies to a minimum:

a) Converting walk-in prospects into secured leases.

b) Converting telephone calls and emails to appointments.

c) Maintaining a waiting list and following up on waiting list applicants.

d) Follow up on Guest Cards by letter, telephone, and email.

e) Screening applicants to include requesting and reviewing credit reports, employment references, and rental references.

f) Lease preparation.

g) Move-in orientations.

h) Maintain Move-in List.

i) Handle subleases, renewals, extensions, and vacating notices.

k) Preparing prospect kits, move-in kits, move-out kits, and other promotional materials as needed.

l) Promoting Preferred Employer Plan.
m) Maintain the Resident Renewal Program.

n) Proactively solicit residents' input and opinions regarding their residency in our community.

o) Making recommendations regarding resident programs and/or policies to Management.

p) Strategizing to maximize resident retention.

q) Facilitating a resident environment that permits peaceful and quiet enjoyment.

r) Working in partnership with our residents and the community at large to determine solutions and to accomplish goals.

s) Maintaining a twenty-one-day letter file and initiating relevant letters.

3. Leasing Office Operations

a) ensure policy and procedure are followed. b. Maintaining a professional and attractive appearance in the rental office and model: plants, accessories, and furnishings.

c) Arranging utility connections and disconnections and maintaining the utility ledger.

d) Walking vacant and inspecting ready units as necessary.

e) Walking the property and performing property work as needed.

f) Follow up on general complaints to include pet violations, resident handbook violations, auto violations, noise

violations, and other miscellaneous resident complaints in compliance with Customer Service Program and

philosophy.

g) Collecting delinquent rent.

h) Checking apartments for skips using the delinquency as a reference.

i) Handling move-out processing.

j) Maintaining Availability Roster.

k) Coordinating with service on turnover scheduling; setting availability dates. n. Working delinquencies.

4. Entering resident rent payments into MRI and making bank deposits.

5. Reviewing all paperwork prepared by leasing staff

6. Enforcement of guest card procedures and follow up

7. Informing proper authority of trespassers and solicitors on property

8. Assisting with and promoting social activities as needed

9. Other duties as assigned

Requirements:

Education:

High School Diploma or equivalent.

Experience:

Outstanding sales ability and one year of leasing experience in a computerized environment. Supervisory experience preferred.
