Job description

Hi-Rise Condo looking for an experienced DC 3rd Class Chief Engineer person to coordinate the facility plant systems and general maintenance in our 14-story Condo Association located in Arlington (Rosslyn), Virginia.

The Chief Engineer has the responsibility and authority for the daily administration and operation of the maintenance shop. It is the Engineer’s responsibility to maintain good owner/maintenance relations, provide direction and execution of the maintenance program, and be fully responsible for the maintaining of the boiler room and all mechanical equipment in the Atrium.

SPECIFIC

Maintains files on maintenance tickets, for example keeps inventory of all common and in-unit maintenance parts with the assistance of the Assistant Manager.

Daily checks all controls in boiler room pertaining to heat, hot water, air conditioning, etc; and contacts the appropriate contractor, if needed; or make repairs as necessary.

Runs Emergency Generator once weekly to keep in working order

Receive all work orders from front desk and dispatches it to maintenance or handles independently.

Collaborates and Assists in Developing the annual budget with Property Manager and/or General Manager and the appropriate committee of the Condominium.

Supervises and directs maintenance personnel and onsite vendors in proper working procedures.

Makes necessary repairs to assist with the in-unit maintenance when necessary.

Supervises repairs with in-house personnel.

Recommend purchases to GM for approval to be used in the boiler room and maintenance shop.

Meets with facility plant contractors and reviews work specifications, work hours, etc.

Ensures that the facility plant contractors have done the specified work when hired by The Atrium.

Performs the physical duties required to correct emergency conditions such as sewer backups, flooding, electrical outages, fire, etc, to include keeping work area clean and safe.

Assist w/ performing snow removal duties, such as putting salt and sand down. Shovel as needed and operates snow blower when appropriate.

Performs all preventive maintenance to the mechanical equipment as specified by the manufacturer and the building.

Maintains operating manuals, building blueprints and a library consisting of pertinent data relating to equipment.

Reviews and informs the General Manager, Board and/or Committees concerning Owner’s request to remodel or make alterations in their unit.

Assist the General Manager in performing unit inspections for resale certificates.

Maintains all logs in a current state, i.e., boiler, chiller, electric, gas and water on the Share Point Microsoft Account/One Drive/Building Link

Keeps General Manager informed of all ongoing projects and any new projects.

Maintains and ensures that all certificates of inspection are current. (elevator, sprinkler, fire equipment, pools, spa, boilers, etc.).

Operates all equipment and tools in a safe and responsible manner.

Ensures all life safety supplies are in place and fully operable.

Inventories all Atrium property and keep it secure.

Maintains inventory on all in-unit materials bought and sold to residents.

Writes purchase orders and log codes to forward to Assistant Manager for processing

Maintains all MSDS and right to know files (Shared Files).

Assumes other responsibilities or duties, as assigned, to assist in the smooth and orderly operation of the property.
