Project Manager

Columbus, OH

Real Estate Opportunity is currently searching for a full-time Project Manager to join their team in Columbus, Ohio.

• Pay: Starting at $70,000/year, offer dependent on experience

The ideal candidate will have:

• High School Diploma (or GED or High School Equivalence Certificate) required

• Bachelor’s degree in construction management, or similar, is preferred

• Must have at least 2 years of experience in a similar role, but those with Project Management industry experience preferred

• A current General Contractor License is preferred, and a current Home Improvement Contractor license is strongly preferred, though neither license is required

• A valid driver’s license and ability to drive as needed

• Ability to communicate in both English and Spanish is preferred

• Ability to calculate figures and amounts such as annual income, averages, discounts, interest, commissions, proportions, percentages, and area

Our Project Manager will:

• Plan, coordinate, and oversee property rehabilitation and construction projects from inception to completion.

• Manage multiple subcontractors, ensuring work is completed efficiently and in accordance with company standards, local codes, and safety regulations.

• Manage the residential and unit turns

• Develop project scopes, budgets, and timelines while monitoring costs to prevent overruns.

• Conduct regular site visits to assess project progress, identify potential issues, and ensure quality control.

• Collaborate with internal teams, property owners, vendors, and regulatory agencies to facilitate smooth project execution.

• Source, negotiate, and manage vendor and contractor relationships, ensuring competitive pricing and quality work.

• Track project milestones and prepare progress reports for stakeholders.

• Ensure all necessary permits, inspections, and compliance requirements are met for each project.

• Oversee, direct, and train a team of hourly crew members who perform various job roles on site.
