About the Role
The Leasing Consultant is one of the primary drivers of occupancy, revenue, and prospect experience at an assigned community or small portfolio. You will own your pipeline from first inquiry through signed lease, working a disciplined sales process and closing business consistently. Reports to the Business Manager.
Key Responsibilities
  • Own Your Pipeline and Close Business: Convert qualified leads to signed leases with strong, consistent closing ratios; work a disciplined sales process from first contact through move-in; manage your calendar, follow-up, and tour volume to maximize results.
  • Deliver a Memorable Prospect Experience: Tour prospects with warmth, professionalism, and clarity across every channel including in-person, phone, email, text, and video; listen actively and tailor your approach to what each prospect cares about most.
  • Manage Speed and Accuracy in Systems: Practice strong speed-to-lead response and structured follow-up cadences in CRM and Yardi; keep listings, availability, pricing, and promotional details accurate and current; track your own conversion metrics.
  • Push the Standard Forward: Partner with the site team and leasing leadership; share what's working, bring ideas that improve tours and conversion, and contribute as a top performer raising the bar at your community.

  • Base salary $46,000 to $50,000, plus monthly leasing commissions and quarterly performance bonuses; OTE potential well above base for top performers

What Winning Looks Like (First 6 to 12 Months)
  • Consistently strong conversion from inquiry to tour, and tour to lease
  • Reliable, documented follow-up that reflects a professional and accountable approach
  • Positive feedback from prospects, residents, and the site team
  • Recognition as a contributor who raises the standard, not just meets it

Requirements
  • Experience in property management, hospitality, sales, or a high-volume customer-facing role preferred
  • Demonstrated ability to work a sales process, hit goals, and manage your time and priorities independently
  • Comfortable with technology including CRM tools, property management software, virtual tours, and digital communication
  • Strong written and verbal communication
  • Composure under pressure and the ability to manage high inquiry and tour volume without losing quality
  • Valid driver's license and reliable transportation
  • A "this is my business" mindset toward your property, your pipeline, and your results

Schedule and Working Conditions
  • Full-time, with regular Saturday coverage and periodic evening shifts as needed
  • Primarily based at an assigned community, with occasional travel between SAIL communities
  • Essential functions include walking the property (interior and exterior), navigating stairs, and occasional lifting up to 25 pounds
  • Offer contingent on successful background check, reference verification, and MVR review
