    Ownerโ€™s Authorized Representative (OAR II)

    The Work
    LAUSD is the second-largest district in the country, and their construction program is massive. When a new wing is being built or a historic campus is being modernized, the District needs someone on-site who acts as the owner. Thatโ€™s the OAR. You aren't there to just watch; you are there to lead.

    As an OAR, you manage the entire lifecycle of a projectโ€”from the first pre-con meeting and the bid award through construction and final DSA closeout. You are the central point of contact between the contractor, the architects, and the schoolโ€™s staff. Itโ€™s your job to make sure the contractor stays on schedule, the budget reflects reality, and the final building meets the Districtโ€™s quality standards. You'll spend your days negotiating change orders, solving field issues before they stall the job, and ensuring that construction doesn't interfere with the primary mission: teaching students.

    What Youโ€™ll Own

    • Full oversight of assigned projects from pre-construction through project financial closeout and DSA certification.
    • Daily management of the contractorโ€™s activities, including schedule reviews, submittals, and responding to RFCs.
    • The project budget and scheduleโ€”youโ€™ll monitor these monthly to ensure they accurately reflect the actual progress on the ground.
    • Negotiation of Contractor Change Order Proposals to ensure the District gets a fair price and that schedule impacts are minimized.
    • Coordination with public agencies and District departments to comply with off-site work requirements and internal policies.
    • Leading the delivery of fixtures, furniture, and equipment (FF&E) to ensure the school is ready for students on day one.

    Requirements

    What You Bring

    • 15 years of full-time professional construction experience, with at least 5 years of full responsibility for complex projects valued at $20M or more.
    • A degree in Architecture, Engineering, or CM (OR 20+ years of experience and a CCM credential).
    • Deep experience with the Division of the State Architect (DSA) processes and public works requirements.
    • The ability to negotiate with contractors from a position of knowledgeโ€”you know what the work should cost and how long it should take.
    • Safety-first mindset with an OSHA 30 certification.
