Job description

Location: Denver, CO This position is based in our office, with travel to properties as required

Department: Property Management

Reports To: Director of Property Management

Employment Type: Full-Time

About the Role

We are seeking an experienced Commercial Property Manager to oversee the daily operations, tenant

relations, and assist in the financial performance for a portfolio of commercial properties. The role

involves working closely with the team to meet occupancy and revenue targets, uphold property quality,

and provide exceptional tenant service.

Key Responsibilities

• Handle key operational functions for the property portfolio, including tenant relations, maintenance,

property safety, and budgeting

• Develop and manage annual operating budgets; assist with monthly financial performance against

targets (NOI, occupancy, delinquency, etc.)

• Supervise, train, and mentor maintenance staff

• Review and approve vendor contracts and service agreements

• Conduct and document regular property inspections to ensure safety, curb appeal, and maintenance

standards are met

• Proactively resolve tenant concerns to maintain high retention and satisfaction levels

• Oversee move-in/move-out processes and eviction proceedings (as needed)

• Develop emergency preparedness plans and property check lists for each property

• Review and approve invoices, ensuring appropriate supporting documentation is included and

charges are accurate and allocated correctly

• Maintain accurate tenant and vendor insurance certificates and ensure compliance with lease

requirements

• Prepare CAM (common area maintenance) reconciliation and estimates for tenants and ensure

proper allocation of expenses

• Assist with lease administration tasks such as commencement checklists and utility setup

• Perform other duties as assigned

Required Qualifications

• Bachelor's degree in Business, Real Estate, or related field (or equivalent experience)

• 5+ years of property management experience, including at least 2 years in a senior or supervisory

role

• Proven track record managing budgets, P&L statements, and financial reporting

• Experience with property management software (e.g., Yardi, Kardin, or similar)

• Excellent leadership, communication, and conflict-resolution skills

• Valid driver's license and reliable transportation for property visits

Preferred Qualifications

• CPM (Certified Property Manager) or RPA (Real Property Administrator) designation

• Experience managing a mixed-use or multi-site portfolio

Compensation & Benefits

• Salary, Exempt: $85,000 – $105,000 (based on experience and portfolio size)

• Bonus/incentive structure tied to accurate budget forecasting, workorder response/resolution time,

and other performance metrics

Physical Requirements

• Ability to walk properties, climb stairs, and occasionally lift up to 25 lbs.
