Purpose of Classification: The purpose of this classification is to perform operational building maintenance activities in multiple locations around Fulton County in a variety of disciplines.

Essential Functions: The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.

Performs preventive maintenance and repair work on buildings and systems, repairs heating, ventilation, and air conditioning (HVAC) systems and plumbing fixtures; replaces floor and ceiling tiles, defective parts, fluorescent bulbs, and filters; collects lint from dryers; paints walls, doors, and ceilings; and performs other minor repairs. Identifies and requests supplies needed for tasks, such as air filters, controls, and gas valves. Inspects buildings to ensure that they are clean and debris-free, and maintenance repairs are completed.

Monitors temperature of chilled water and computerized controls to ensure a comfortable work environment and makes adjustments as needed. Makes recommendations regarding equipment replacement. Additional Functions: Assists other technicians or contractors that may be needed to perform more experienced and/or specific tasks.

Emergency Response & Crisis Management - Ability to respond quickly to facility emergencies, equipment malfunctions, utility issues, and other unexpected conditions while following appropriate procedures. Team Leadership & Communication - Ability to communicate effectively with supervisors, coworkers, contractors, and other personnel while coordinating work and resolving maintenance concerns.

Safety & Risk Management - Strong understanding of safety procedures, hazard identification, preventive measures, and proper use of tools and equipment to protect people, property, and facilities. Technical & Tactical Proficiency - Hands-on experience operating, inspecting, troubleshooting, repairing, and maintaining equipment, systems, tools, and facilities in accordance with established standards. Strategic Planning & Resource Coordination - Ability to prioritize work orders, conduct preventive maintenance, manage tools and materials, coordinate resources, and complete maintenance projects efficiently and accurately.

Performance Aptitudes: Data Utilization: Requires the ability to compile, assemble, copy, record and/or transcribe data according to a prescribed schema or plan. Includes judging whether readily observable functional, structural or compositional characteristics are similar to or divergent from prescribed standards, procedures or routines. Human Interaction: Requires the ability to exchange information for the purpose of clarifying details within well- established policies, procedures and standards.

Equipment, Machinery, Tools, and Materials Utilization: Requires the ability to operate, maneuver and/or control the actions of equipment, machinery, tools, and/or materials used in performing essential functions. Verbal Aptitude: Requires the ability to utilize a wide variety of reference data and information. Mathematical Aptitude: Requires the ability to perform addition, subtraction, multiplication, and division; the ability to calculate decimals and percentages; the ability to utilize principles of fractions; and the ability to interpret graphs.

Functional Reasoning: Requires the ability to carry out instructions furnished in written, oral, or diagrammatic form. Involves semi-routine standardized work with some latitude for independent judgment concerning choices of action.
