    About the Role
    We are seeking a detail-oriented and proactive Multi-Site Residential Community Manager to lead the day-to-day operations of three apartment communities in Kannapolis, TN. This leadership role offers an exciting opportunity to manage multiple assets while driving operational excellence, financial performance, resident satisfaction, and team success across a portfolio of properties.
    As Multi-Site Community Manager, you will be responsible for the overall operations, financial performance, and resident satisfaction of a multifamily apartment community. You will oversee leasing activity, maintenance operations, resident relations, and on-site staff, while ensuring compliance with Fair Housing laws and company policies. This position works closely with ownership and asset management to achieve occupancy, revenue, and NOI goals.
    Reporting to the Regional Property Manager, the Multi-Site Community Manager collaborates closely with leadership to ensure the physical condition, financial performance, and overall success of the community while maintaining high standards of care and professionalism.
    Key Responsibilities
    • Oversee daily operations of three apartment communities, ensuring consistent property performance, curb appeal, and resident satisfaction across all locations.
    • Manage leasing and resident lifecycle activities, including move-ins, move-outs, transfers, and renewals
    • Supervise maintenance operations, service requests, unit turns, and preventative maintenance; inspect vacant units for market readiness
    • Lead, coach, and develop leasing, maintenance, and administrative team members across multiple sites to foster a high-performing culture.
    • Ensure exceptional resident service by addressing concerns, resolving escalated issues, and supporting resident retention initiatives.
    • Monitor and improve occupancy, collections, delinquency management, and renewal performance across the portfolio.
    • Prepare, review, and analyze property financial reports, variance reports, budgets, and forecasts; implement strategies to maximize revenue and control expenses.
    • Enforce lease agreements, company policies, operating procedures, and community standards.
    • Conduct regular inspections of grounds, buildings, amenities, and vacant units to ensure compliance with company expectations and quality standards.
    • Coordinate and manage vendors, contractors, and service providers to ensure quality work, cost control, and timely completion of projects.
    • Ensure compliance with Fair Housing regulations, local, state, and federal laws, and all company policies.
    • Collaborate with regional leadership, ownership, and asset management teams to achieve strategic goals and operational objectives.
    • Develop and implement marketing, leasing, and resident retention initiatives to maintain strong occupancy levels at all communities.
    • Maintain scheduling flexibility and travel regularly between assigned properties, including occasional weekend availability as business needs require.
    • Respond to emergencies, oversee risk management procedures, and ensure appropriate resolution of property-related incidents.

    Qualifications & Experience
    • Bachelor's or Associate's degree preferred; equivalent professional experience will be considered
    • Minimum of 3-5 years of property management experience, specifically with Class A rental properties
    • Familiarity with Rent Café, Yardi Property, or similar property management software.
    • Proficiency in Microsoft Office Suite.
    • Professional property management certification is a plus.
