Controls Project Engineer
Position Overview
We are seeking a Controls Project Engineer to lead design, programming, commissioning, and delivery of building automation and control system (BAS/BMS) projects for commercial and institutional facilities. The role combines engineering design, project coordination, and hands-on field commissioning to ensure HVAC and building systems perform reliably, efficiently, and in accordance with contract requirements and industry standards.
Key Responsibilities

  • Lead design and development of BAS/BMS control strategies for HVAC, energy management, and associated building systems to meet owner objectives and project specifications.
  • Prepare and review control drawings, wiring diagrams, sequence of operations, submittals, and technical specifications; coordinate with electrical, mechanical, and design teams.
  • Program controllers and graphical user interfaces using company-standard and third-party platforms; develop, test, and optimize control logic and alarm routines.
  • Perform factory acceptance testing (FAT), on-site commissioning, start-up, troubleshooting, and system tuning to verify performance and ensure successful turnover.
  • Coordinate project schedules, resource allocation, and subcontractor activities; communicate project status and technical issues to project managers, clients, and stakeholders.
  • Develop as-built documentation, O&M manuals, training materials, and provide hands-on training to operations staff and end users.
  • Support estimating and proposals by providing controls scopes, labor and equipment estimates, and technical clarifications during the bid phase.
  • Ensure compliance with applicable codes, standards, and best practices (BACnet, Modbus, ASHRAE, local codes); implement quality control and safety procedures throughout project execution.

Qualifications

  • Bachelors degree in Electrical, Mechanical, Controls Engineering or related field, or equivalent experience.
  • 5+ years of controls engineering or controls project delivery experience on commercial/institutional BAS/BMS and HVAC control projects.
  • Hands-on experience with building automation systems, DDC controllers, and common BAS platforms (Tridium, Trane, Johnson, Siemens or similar).
  • Strong knowledge of HVAC control systems, control sequences, PID loops, and energy management strategies.
  • Proficiency with communication protocols and integration (BACnet, Modbus, LonWorks, OPC) and networked control systems.
  • Experience with controller programming, graphics development, and commissioning tools; familiarity with PLCs and ladder or function block programming is a plus.
  • Proficient in reading electrical/mechanical drawings, AutoCAD/Revit basics, and preparing technical documentation.
  • Excellent problem-solving, communication, and client-facing skills; ability to work independently in the field and coordinate multi-discipline teams.
  • Valid drivers license; ability to travel to project sites and perform field commissioning. Certifications such as Certified Controls Engineer, LEED, CxA, or manufacturer-specific controls certifications are a plus.
