Job description

Zion Contracting, LLC is seeking an experienced Construction Scheduler responsible for planning, monitoring, and controlling project schedules to ensure work is completed on time and in the proper sequence. The Construction Scheduler will work closely with project managers, superintendents, subcontractors, and clients to develop and maintain project schedules, analyze delays, and support schedule-related documentation and reporting. This is a Hybrid position being on-site 1-2 times a week.

Key Responsibilities

Schedule Development

  • Develop and maintain project schedules for construction projects.
  • Prepare and manage the baseline schedule in coordination with the project management team.
  • Establish the Work Breakdown Structure (WBS) and define logical relationships between activities.
  • Identify critical path activities and key project milestones.

Schedule Monitoring and Updates

  • Monitor project progress against the approved baseline schedule.
  • Update project schedules on a regular basis (typically weekly).
  • Analyze schedule performance and adjust activity durations and logic as needed.
  • Ensure all trades and subcontractors are properly integrated into the project schedule.

Coordination and Sequencing

  • Coordinate with project managers, superintendents, and subcontractors to ensure proper sequencing of work.
  • Identify and resolve scheduling conflicts between trades.
  • Adjust the schedule to reflect field conditions and project changes.

Delay Analysis

  • Perform schedule impact and delay analysis when issues arise.
  • Evaluate impacts to the critical path and project completion dates.
  • Assist in developing recovery schedules when necessary.

Reporting

  • Prepare and distribute schedule updates and progress reports.
  • Generate look-ahead schedules and variance reports for project teams and clients.

Claims and Documentation Support

  • Assist in preparing schedule documentation related to:
    • Delay claims
    • Requests for time extensions
    • Acceleration claims
    • Dispute resolution

Resource and Risk Management

  • Assist with resource loading and coordination of labor and equipment.
  • Identify schedule risks and potential impacts to project milestones.
  • Recommend mitigation strategies to maintain or recover the project schedule.

Qualifications

  • Bachelor’s degree in Construction Management , Engineering, or related field (preferred).
  • Experience with construction scheduling software Primavera P6
  • Strong understanding of critical path method (CPM) scheduling.
  • Experience supporting large construction projects preferred.
  • Strong communication and coordination skills.
