Job description

Job Summary

The Building Engineer coordinates and performs comprehensive facility upkeep across residential spaces (e.g., apartment complexes, condominiums) and commercial properties (e.g., office buildings, retail sites). The position demands a proactive approach to prevent system failures, rapid troubleshooting when malfunctions occur, and effective vendor management.

Core Core Responsibilities

1. HVAC Systems Management

  • Execute maintenance: Perform quarterly preventative maintenance including changing air filters, replacing belts, and lubricating motors.
  • Troubleshoot errors: Diagnose climate control anomalies and respond swiftly to tenant hot/cold complaints.
  • Manage components: Calibrate thermostats, adjust dampers, and repair commercial boiler or condenser systems.
  • Monitor controls: Oversee localized digital controls and large-scale Building Automation Systems.

2. Electrical Maintenance

  • Inspect wiring: Routinely trace out faulty circuits and test electrical distribution networks.
  • Replace components: Swap out commercial lighting ballasts, light fixtures, fuses, and wall outlets.
  • Manage backup systems: Perform routine inspections on backup generators and emergency power hardware.

3. Plumbing Operations

  • Clear blockages: Troubleshoot and resolve sewer back-ups, main line clogs, and localized drain issues.
  • Repair hardware: Fix or replace commercial flushometers, residential faucets, sump pumps, and water heaters.
  • Modify piping: Perform localized pipe cutting, sweating copper lines, and sealing leaks to prevent water infiltration.

Required Skills & Qualifications

Technical Proficiencies

  • System blueprints: Ability to read and interpret mechanical schematics, electrical line diagrams, and plumbing blueprints.
  • Diagnostic tools: Mastery of digital multimeters, pressure gauges, pipe snakes, and general hand tools.

Physical Requirements

  • Stamina: Ability to stand, stoop, climb ladders, and navigate confined mechanical spaces for extended shifts.
  • Strength: Capable of regularly lifting and moving equipment weighing up to 50 lbs.

Education & Certifications

  • Experience: Minimum of 3–5 years of mixed experience in commercial or residential facilities engineering.
  • Trade Licenses: Possession of a Journeyman Electrician/Plumbing license or a Universal EPA Section 608 Certification for HVAC handling.
