Summary:


We are seeking an experienced and motivated Onsite Community Manager to oversee the daily operations of a community association. The ideal candidate will have strong leadership, communication, and organizational skills, along with the ability to effectively manage relationships with Board members, homeowners, vendors, and corporate staff.


The Onsite Community Manager serves as the primary point of contact for the association and is responsible for ensuring smooth community operations, maintaining compliance with governing documents, and supporting the Board in achieving both short- and long-term community goals.


Tasks and Responsibilities include but not limited to the following:

  • Oversee the day-to-day operations of the association, including supervision of onsite staff and contracted vendors, where applicable.
  • Serve as the primary liaison between the Board of Directors, homeowners, committee members, service providers, and corporate staff.
  • Communicate regularly with the Board regarding community matters, operational updates, and ongoing projects.
  • Enforce the Association’s governing documents, rules, and regulations.
  • Conduct routine property inspections to identify maintenance concerns and compliance issues.
  • Respond to homeowner inquiries and requests in a timely and professional manner.
  • Manage after-hours emergency calls as necessary.
  • Prepare and distribute meeting notices, agendas, and board packets in accordance with required timelines.
  • Attend Board and Association meetings as required by the management agreement.
  • Assist the Board by providing operational recommendations and professional guidance.
  • Prepare Requests for Proposals (RFPs) and obtain vendor bids for operational projects and services.
  • Ensure the accuracy of owner and unit/lot records.
  • Support the preparation of the annual budget and reserve study updates.
  • Review and approve expenditures within authorized limits and obtain Board approval when required.
  • Manage community priorities effectively while balancing short- and long-term objectives.
  • Collaborate with Team Leaders and internal departments to support client retention and operational success.
  • Represent NRP at industry events and community association functions.
  • Maintain compliance with all company policies, procedures, and operational standards.
  • Foster a positive and professional work environment aligned with NRP’s values and culture.
Requirements:


Skills/Experience Requirements:

  • Associate degree or higher preferred.
  • Minimum of 2 years of community association management experience preferred.
  • Professional designations such as CMCA, AMS, or PCAM are preferred.
  • Strong working knowledge of Microsoft Office Suite, including Word and Excel.
  • Excellent written and verbal communication skills.
  • Strong leadership, organizational, and time management abilities.
  • Customer service-oriented with the ability to build positive relationships with residents, boards, and vendors.
  • Knowledge of community association operations, inspections, and governance.
  • Ability to manage conflict professionally and effectively.
  • Detail-oriented with strong business correspondence and administrative skills.
  • Self-motivated, results-driven, and able to manage multiple priorities simultaneously.

  • Ability to stand, sit, bend, crouch, and move throughout the property as needed.
  • Ability to use hands and arms to handle equipment and perform administrative tasks.
  • Occasionally lift and/or move up to 25 pounds.
  • Ability to work in varying weather and temperature conditions.
  • Must maintain a valid driver’s license and reliable transportation to travel between work locations as needed.
