Job description

Overview:

The Superintendent is responsible for planning, creating, maintaining, and executing the field construction schedule while leading all on-site construction activities. This role owns the successful day-to-day execution of the project by coordinating trade partners, maintaining Timeline's standards for quality and safety, and providing a professional client experience.

Success in this role means projects are delivered safely, on schedule, within budget, and to Timeline Design + Build's quality standards.

Roles & Responsibilities
1. Daily Site Execution & Schedule Creation

Own the field schedule and daily execution of the project.

Responsibilities

  • Develop the project construction schedule before work begins.
  • Maintain an accurate schedule that reflects actual progress and upcoming milestones.
  • Coordinate labor, subcontractors, inspections, and material deliveries.
  • Identify schedule risks early and implement recovery plans.
  • Keep the Project Manager informed of schedule status and forecasted completion dates.

Success Looks Like

  • The schedule is always current and accurate.
  • Milestones are consistently achieved.
  • Delays are anticipated, communicated, and minimized.
  • Field operations run efficiently with minimal downtime.


2. Trade Coordination & On-Site Leadership

Lead the jobsite and hold all trade partners accountable.

Responsibilities

  • Direct daily work of subcontractors and Timeline field staff.
  • Coordinate sequencing between trades.
  • Resolve field conflicts quickly.
  • Verify work meets plans, specifications, and building codes.
  • Maintain productive relationships with subcontractors and inspectors.

Success Looks Like

  • Trades know what is expected and perform efficiently.
  • Field issues are resolved before impacting schedule.
  • Work is completed correctly with minimal rework.
  • The jobsite operates professionally every day.


3. Maintain Site Standards (Quality, Cleanliness & Safety)

Own the quality and professionalism of every jobsite.

Responsibilities

  • Inspect work throughout construction.
  • Enforce Timeline quality standards.
  • Maintain a clean and organized jobsite.
  • Enforce all company safety policies and OSHA requirements.
  • Complete daily reports and field documentation.

  • High-quality craftsmanship with minimal punch list items.

4. Client Interaction (Day-to-Day Presence)

Represent Timeline Design + Build on-site.

Responsibilities

  • Build trust through professional daily communication.
  • Keep clients informed of progress and upcoming work.
  • Address questions and concerns promptly.
  • Support project walkthroughs and warranty items.

Qualifications

Experience

5+ years supervising high-end custom residential construction.

Knowledge

  • Residential construction methods from foundation through finish.
  • Building codes, plan reading, scheduling, and trade sequencing.

Skills

  • Leadership and accountability.
  • Schedule development and management.
  • Problem solving and communication.
  • Buildertrend or CoConstruct experience preferred.

Physical Requirements

  • Lift up to 70 lbs.
  • Climb ladders and work at heights.
  • Operate construction tools safely.
  • Stand, walk, and work in varying site conditions.
