Job description

Assistant Community Manager
Kansas City, MO
$30+ / hour

OVERVIEW
A senior housing community (62+) in Kansas City, operating under project-based Section 8, is looking for an Assistant Community Manager. This is a compliance-heavy role at a smaller, close-knit property — a strong fit for someone who already knows HUD paperwork inside and out and enjoys working with an older resident population.

WHAT YOU'LL DO

  • Support the Community Manager in running day-to-day operations for a project-based Section 8 senior community
  • Process move-ins and annual/interim recertifications in line with HUD requirements
  • Maintain resident files and ensure full compliance with Section 8 and fair housing regulations
  • Handle leasing activities including applications, waitlist management, and unit turns
  • Build relationships with residents, many of whom have been in the community for years
  • Coordinate with maintenance on service requests and unit readiness
  • Assist with budgeting, reporting, and rent collection
  • Help prepare for and support HUD/management-agent inspections and audits
  • Step in for the Community Manager when needed

WHY YOU MATTER
Residents here depend on getting their recertifications and paperwork right, on top of just feeling at home — you're the person making sure both happen.

WHAT IT TAKES

  • 2-3+ years of property management experience, with hands-on Project-Based Section 8 experience required — this one's non-negotiable
  • Working knowledge of HUD recertification processes and income/asset calculations
  • COS (Certified Occupancy Specialist) or similar affordable housing certification a plus
  • Comfortable with property management software (Yardi, OneSite, or similar)
  • Patient, service-minded approach — this role serves a senior population
  • Strong attention to detail on paperwork and compliance
  • Good written and verbal communication skills
  • Valid driver's license and reliable transportation

THE PERKS!

  • $30+/hour
  • BCBS health, dental, and vision
  • 401(k)
  • 10 paid holidays plus 1 floating holiday, PTO
  • $2,500 education assistance
