Job description

Position Description: The Recertification Clerk is a professional, well-organized individual with great attention to detail. This position assists the recertification department at Spring Creek Towers in day-to-day operations, ensuring compliance with HUD, Project Based Section 8, and/or local housing regulations. The ideal candidate must be able to manage and take ownership of multiple assignments, manage towards strict deadlines, work collaboratively with the recertification team, and be highly dependable.
Knowledge, Skills and Abilities: Requirements and Competencies: - • Experience: Previous experience in affordable housing (HUD, Mitchell-Lama, Section 236, and Project Based Section 8) is strongly preferred.
• Knowledge: Basic understanding of HUD and compliance regulations.
• Skills: Exceptional attention to detail and ability to work with numerical data for income calculations.
• Software: Proficiency in Microsoft Office Suite (Word, Excel) and Property Management software.
• Certifications: COS (Certified Occupancy Specialist) or similar certification preferred

Physical Requirements: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Frequently required to lift and transport files, binders, or boxes weighing between 10 and 25 pounds, and significant walking within office environments, to file rooms, or across warehouse/locations to audit records. Stooping, kneeling, crouching, or crawling to access low filing cabinets or bending down to review documents in field locations.
Essential Functions: Resident Interviews & Scheduling: Schedule appointments with residents to complete their annual and interim recertifications, ensuring all paperwork is completed within regulatory timeframes.
HUD Signings: Assist with HUD signings and guide residents through the completion of income and asset disclosure documents.
Document and File Management: Maintain organized resident files, ensuring all verification documents (third-party verifications, pay stubs, bank statements) are accurate, complete, and filed in accordance with HUD standards.
Data Entry: Accurately input data regarding tenant income, assets, and family composition into Property Management Software (e.g., Yardi, RealPage, Elite).
Document Production: Produce tenant notices, letters, memos, and type other documents as needed for the recertification process.
Tracker Maintenance: Update and maintain a daily/monthly recertification tracker to monitor progress and avoid over-income or non-compliant households.
Special Projects: Work on special projects for the Recertification department, including file audits or preparation for REAC inspections.
General Compliance Support: Provide high-quality customer service to residents regarding rent calculations and recertification inquiries.
Other Duties: Perform all other duties assigned by the Assistant Director and Senior Compliance Manager
