Asset Analyst

Position Title: Asset Analyst

Reports to: Asset Manager

Work Arrangement: On-site. Regular, in-person attendance at the employee’s assigned community, office, or other designated Company location is an essential function of this position. This position is not eligible for a remote or hybrid work arrangement, except where otherwise required by applicable law or approved by the Company as a reasonable accommodation.

Position Summary

The Asset Analyst is responsible for supporting the financial and operational performance of a multifamily real estate portfolio by analyzing property operations, financial results, market conditions, and investment performance. This position works closely with Asset Management, Property Management, Accounting, and Ownership to maximize asset value, improve operational efficiency, and support strategic decision-making. The Asset Analyst plays a critical role in budgeting, forecasting, capital planning, ownership reporting, and portfolio performance analysis.

Key Responsibilities

Asset Performance & Financial Analysis

  • Analyze property and portfolio financial performance, including NOI, revenue, occupancy, operating expenses, cash flow, and return on investment.
  • Review monthly financial statements, rent rolls, variance reports, balance sheets, and operating metrics.
  • Identify underperforming assets and recommend strategies to improve financial performance and operational efficiency.
  • Monitor capital expenditures and evaluate return on investment for capital improvement projects.
  • Assist with debt compliance, lender reporting, and ownership reporting requirements.

Budgeting, Forecasting & Asset Planning

  • Support the preparation of annual operating budgets and capital budgets.
  • Assist with forecasting, reforecasting, and long-term asset planning.
  • Analyze budget variances and identify operational risks and opportunities.
  • Develop financial models to evaluate investment decisions, capital projects, and operational initiatives.

Portfolio Reporting & KPI Management

  • Develop and maintain portfolio dashboards and executive reporting packages.
  • Monitor key performance indicators including occupancy, delinquency, collections, leasing velocity, resident retention, expense ratios, and maintenance performance.
  • Prepare monthly, quarterly, and annual asset performance reports for ownership and executive leadership.
  • Support ad hoc financial and operational analysis as requested.

Market & Investment Analysis

  • Conduct market research including rent surveys, competitor analysis, demographic trends, and economic conditions.
  • Evaluate pricing strategies and revenue optimization opportunities.
  • Support acquisition, disposition, refinancing, and transition activities through financial and operational due diligence.
  • Assist with underwriting and investment analysis for new business opportunities.

Collaboration & Strategic Support

  • Partner with Property Management to identify opportunities for operational improvements.
  • Work closely with Accounting to ensure accurate financial reporting.
  • Collaborate with Construction and Maintenance teams regarding capital projects and major repairs.
  • Support strategic initiatives designed to improve portfolio value and operational performance.
  • Participate in ownership meetings and prepare supporting financial analyses.

Systems & Data Management

  • Extract and analyze data from property management and accounting systems including RealPage, Yardi, and related reporting platforms.
  • Maintain the integrity and accuracy of financial and operational data.
  • Recommend improvements to reporting processes, analytics, and business intelligence tools.
  • Assist in developing standardized portfolio reporting and performance measurement tools.
Qualifications
  • Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business Administration, or a related field.
  • 2–5 years of experience in asset management, financial analysis, commercial real estate, or multifamily operations.
  • Strong understanding of multifamily property operations and real estate financial analysis.
  • Advanced proficiency in Microsoft Excel, including financial modeling and data analysis.
  • Experience with property management software such as RealPage, Yardi, MRI, or AppFolio.
  • Excellent analytical, organizational, and communication skills.
  • Ability to present financial information clearly to executive leadership and ownership groups.
Preferred Experience
  • Experience supporting both conventional and affordable multifamily portfolios.
  • Familiarity with LIHTC, HUD, HOME, USDA RD, or other affordable housing programs.
  • Experience with capital planning, asset management, and ownership reporting.
