Job description

PROJECT MANAGER – COMMERCIAL INTERIORS RE Management Solutions (REMS)

ABOUT US

RE Management Solutions (REMS) is a leading provider of commercial real estate services specializing in owners' representation, project management, site selection, planning, design, construction, and turnover. We are dedicated to delivering exceptional results while maintaining a strong focus on client satisfaction and lasting relationships.

POSITION SUMMARY

As a Project Manager at REMS, you will oversee all aspects of assigned commercial office renovation projects — from initial planning through project close-out — acting as the Owner's Representative for high-profile clients. You will collaborate closely with clients, design teams, contractors, and vendors to drive successful project execution across all phases of design and construction.

Candidates with commercial interiors experience within the utilities sector will be given preference.

This role requires a minimum of 7+ years of hands-on experience working within a general contracting or architecture firm. Candidates without this background will not be considered.

KEY RESPONSIBILITIES

  • Owner's Representation: Serve as the primary Owner's Representative with limited oversight, managing client interests across all project phases with a thorough understanding of design and construction processes.
  • Multi-Project Management: Concurrently manage multiple commercial renovation projects, ensuring adherence to technical, regulatory, quality, schedule, and budget requirements.
  • Project Planning & Strategy: Develop and execute comprehensive project plans including schedules, budgets, phasing strategies, and detailed scope assumptions.
  • Client Relationship Management: Act as the primary client liaison throughout the project lifecycle — from defining requirements and scope during preconstruction through construction completion and turnover.
  • Budget & Schedule Management: Build detailed project budgets using historical data, RS Means, and market benchmarks, encompassing hard costs, soft costs, and FF&E. Create and maintain master project schedules, managing execution within intended timeframes.
  • Design & Construction Oversight: Guide clients and project teams through all design phases (conceptual, schematic, design development, construction documents, and signoff) and construction. Review, interpret, and redline architectural and MEP drawings using Bluebeam, AutoCAD, Revit, and ACC.
  • Stakeholder & Vendor Management: Coordinate architects, engineers, contractors, and vendors. Prepare RFPs, manage procurement and selection processes, and oversee performance against contractual obligations.
  • Risk Management: Proactively identify and mitigate project risks, including potential liabilities and errors and omissions.
  • Quality & Safety: Implement and enforce the Company's Safety and Quality Control Programs across all projects.
  • Documentation & Administration: Manage all project documentation via SharePoint and Microsoft Office Suite. Process change orders, RFIs, and submittals; prepare meeting minutes, agendas, budgets, and reports. Utilize Procore for construction management workflows.
  • Value Engineering: Lead value engineering efforts and propose alternative solutions to optimize cost and schedule outcomes.
  • Site Presence: Travel independently to project and construction sites as needed; ability to commit to up to 5 days on-site depending on project demands. During active construction periods, on-site hours may begin as early as 6:00 AM through 2:00 PM.

QUALIFICATIONS

Required

  • Bachelor's degree in Construction Management, Architecture, Engineering, or a directly related field
  • 7+ years of progressive experience in project management within a general contracting firm or architecture firm — this is a firm requirement
  • 3–5 years of progressive design and construction PM experience on commercial office or interiors projects
  • 3+ years of experience functioning as an Owner's Representative
  • Experience managing commercial office renovation projects with construction values in excess of $5M
  • Active PMP certification, or commitment to obtain within 12 months of hire
  • Strong MEP and architectural knowledge, with the ability to read and interpret construction drawings and specifications
  • Proficiency in MS Office Suite (SharePoint, Excel, Word), Adobe Acrobat, and RS Means
  • Hands-on experience with Autodesk products (AutoCAD, Revit, ACC), Bluebeam, and Procore
  • Strong financial management skills, including budget development, cost tracking, and forecasting
  • Excellent communication, negotiation, and interpersonal skills with a client-first mindset
  • Proven ability to manage multiple projects simultaneously and consistently deliver on time and within budget

Preferred

  • Experience in the utilities sector (commercial interiors)
  • PMP certification already active at time of application

COMPENSATION & BENEFITS

  • Salary Range: $95,000 – $115,000 depending on experience and location
  • Medical, dental, and vision coverage
  • Generous paid time off
  • 401(k)
  • Cell phone stipend
  • Ongoing professional development opportunities
