Position Summary


The Groundskeeper/Porter supports the daily cleanliness, safety, appearance, and overall upkeep of Quest CDC communities, including Heritage Village, a new 104-unit affordable housing community, as well as additional assigned work sites. As Quest's portfolio expands, this position is essential to maintaining property standards and supporting efficient daily operations across a heavier, multi-site workload.


The Groundskeeper/Porter performs routine property walks, grounds and common-area cleaning, trash and debris removal, monitoring of dumpster and trash collection areas, curb-appeal maintenance, unit trash-outs, and make-ready support, while reporting maintenance, safety, security, or property-damage concerns to management and the Maintenance team. The employee works with a reasonable degree of independence in organizing daily cleaning and groundskeeping responsibilities, identifying areas requiring immediate attention, and completing routine tasks without continuous supervision. Sound judgment is expected in recognizing safety hazards, property damage, sanitation concerns, unauthorized dumping, pest-related conditions, and maintenance issues that require escalation.


This position allows the Maintenance team to remain focused on skilled repairs, preventive maintenance, building systems, work orders, and unit turns while ensuring each property receives consistent daily attention to cleanliness and appearance. The Groundskeeper/Porter plays an important role in protecting property assets, supporting resident satisfaction, maintaining community standards, and ensuring Quest communities remain clean, safe, and welcoming for residents, staff, visitors, and community partners.

Essential Duties and Responsibilities

Grounds, Exterior Areas, and Curb Appeal: Perform daily property walks and maintain the cleanliness and appearance of all exterior areas, including sidewalks, parking areas, building entrances, landscaped areas, courtyards, and other community spaces. Pick up litter and debris, remove leaves and other materials as needed, and immediately report property damage, safety hazards, exterior lighting concerns, or suspicious activity to management.

Common Area Cleaning and Sanitation: Clean and maintain assigned common areas, including hallways, stairwells, elevators, community rooms, restrooms, management office areas, entrances, and other shared spaces. Duties may include sweeping, mopping, vacuuming, wiping surfaces, sanitizing high-touch areas, and maintaining an overall clean and welcoming environment.

Trash Removal and Waste Area Maintenance: Collect and remove trash from designated property and common areas. Monitor dumpsters, trash rooms, and waste collection areas for cleanliness, overflow, unauthorized dumping, or bulk items. Maintain these areas in a sanitary condition and report recurring concerns or violations to management.

Unit Turns, Trash-Outs, and Make-Ready Support: Assist the Maintenance team with unit trash-outs, removal of abandoned items, basic cleaning, material movement, supply delivery, and other non-skilled tasks related to preparing vacant units for occupancy. Assist with maintaining cleanliness of vacant units and surrounding areas during the make-ready process.

Property Monitoring and Maintenance Reporting: Observe and report maintenance needs, water leaks, pest issues, trip hazards, damaged doors or locks, broken lighting fixtures, vandalism, and other safety or property issues identified during daily property walks. Communicate urgent matters immediately to the Maintenance team and Property Management.

General Maintenance and Operational Support: Provide general support to the Maintenance and Property Management teams as assigned. Assist with setting up and breaking down community events, moving supplies, maintaining storage areas, seasonal property needs, and other routine duties necessary to support safe and efficient property operations.

Qualifications


  • High school diploma or equivalent required; a combination of work experience, training, and education may be substituted.
  • Previous experience in property management, apartment communities, hotels, housekeeping, janitorial services, or commercial cleaning is preferred.
  • Experience with make-ready and general cleaning duties preferred.
  • Strong attention to detail and ability to maintain consistent cleanliness and property appearance standards.
  • Ability to follow daily and weekly cleaning checklists and complete assigned tasks with limited supervision.
  • Basic computer skills, including email use and Yardi or other property management software; training will be provided.
  • Ability to track and maintain cleaning supply inventory and notify management when supplies need to be reordered.
  • Knowledge of safe handling, storage, labeling, and secure placement of cleaning chemicals, equipment, and supplies.
  • Ability to work independently across multiple work sites, prioritize daily tasks, and communicate maintenance, safety, or property concerns to management.

Independent Action and Judgment


This position follows written or oral procedures and practices. Activities and decisions are somewhat routine, requiring occasional independent action and judgment in organizing daily work, identifying priority areas, and recognizing conditions that require escalation to management.

Working Environment


Work is performed indoors and outdoors across assigned Quest communities and involves physical risks that require following basic safety precautions, including exposure to cleaning chemicals and materials that require following safety precautions and the use of protective gear when applicable.
