Job description

Position Overview

We are seeking an experienced Property Manager to oversee the daily operations of a residential housing community. This position is responsible for maintaining strong resident relationships, managing leasing and resident activities, coordinating site operations, supervising staff, and ensuring the property is operated efficiently and in accordance with company policies and applicable regulations.

The Property Manager will work closely with the Area Manager, maintenance team, accounting staff, vendors, and residents to maintain the property and provide a high level of service.

Key Responsibilities

  • Build positive relationships with residents and provide responsive, professional customer service.
  • Manage the resident lifecycle from marketing and leasing through application processing, move-ins, recertifications, rent collection, and move-outs.
  • Work with the Area Manager to address delinquent accounts, resident concerns, lease violations, and other issues.
  • Conduct regular inspections of the property’s interior and exterior common areas and complete unit inspections as required, including move-in, move-out, and annual inspections.
  • Monitor work orders and apartment turnovers to ensure work is completed efficiently and according to company standards.
  • Coordinate with the Engineer to order and maintain appropriate levels of building, maintenance, office, and cleaning supplies.
  • Receive and verify deliveries and ensure orders are accurate.
  • Coordinate with vendors working at the property and communicate vendor activity to the Area Manager or Construction Manager as appropriate.
  • Ensure property accounting information and required documentation are submitted to the accounting team accurately and on time.
  • Assist with the annual budgeting process by providing recommendations based on property conditions, unit needs, and resident requirements.
  • Supervise and provide direction to administrative and maintenance staff.
  • Maintain accurate and organized resident files, property records, maintenance documentation, equipment records, and management office files.
  • Serve as an emergency contact for the property outside of regular business hours.
  • Handle routine administrative duties, including answering phones, responding to emails, and processing mail.
  • Coordinate and lead resident meetings, activities, and community events.
  • Perform additional duties and responsibilities as assigned by the Area Manager.

Qualifications

  • Minimum of 5 years of property management experience.
  • Previous experience with affordable housing is preferred.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office and Yardi.
  • Highly organized and detail-oriented, with the ability to manage multiple priorities.
  • Demonstrated professionalism and sound judgment when working with residents, employees, vendors, and company information.
  • Ability to maintain confidentiality and conduct business with a high level of integrity.
