General Description
Seeking individual with apartment management experience for Resident Manager position at Vacaville, CA senior complex 55 years and older, no minors may live on-site. Candidate must live on-site. Screen tenant applicants, show and lease apartments. Collect and deposit rents. Candidate to provide excellent customer service to our residents, interface with maintenance staff to process work orders, and partner with community advocates to create a thriving and safe environment for residents.
Qualifications
• Strong leadership, interpersonal skills and problem-solving ability
• Strong communication skills to clarify issues, identify solutions, address needs, and provide follow up as necessary
• Ability to plan, organize and efficiently manage time and tasks
• Ability to maintain a positive work atmosphere by acting and communicating in a manner to facilitate positive working relationships with tenants, vendors, co-workers and management
• Ability to lead and supervise maintenance staff
• Proficiency in Microsoft Word, Excel & Outlook required; AppFolio a plus.
• Detailed knowledge of executing lease agreements
• High school or equivalent (Required)
• Associate’s degree (Preferred); years of experience may be substituted for education
• Driver's License (Required)
• Management of multi-family housing: 3 years (Preferred)
• Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and tenant laws. (Required)

Responsibilities
• Manage all day-to-day operations
• Process documentation such as credit screening, criminal background checks, lease and move in packages and lease signing
• Monitor tenant compliance and resolve problems and concerns
• Oversee financial reports pertaining to rent roll and other relevant reporting information
• Accounts receivable; ensure timely rent collections including follow up on delinquencies, eviction notices, and preparation of late fees
• Supervise maintenance staff to ensure all preventative and needed maintenance is completed efficiently
• Manage walk-throughs and turns
• Develop building safety/evacuation procedures and educate tenants
• Inspect apartments prior to resident move-in and ensure apartments are in move-in ready condition and schedule any outstanding items to be addressed with the maintenance team.
• Conduct property tours to future residents and visitors
Must be able to clear a thorough criminal background check, credit screening and provide a minimum of two supervisory references and proper documentation to verify eligibility to work in the USA.
