Prime Vacations is a leading vacation rental management company on Florida’s Gulf Coast, managing more than 1,000 premier vacation rental homes across Anna Maria Island, Siesta Key, and adjacent markets. Prime delivers full-service property management and rental revenue optimization, providing our homeowners with outstanding service and our guests with exceptional experience. We’re hiring a Business Development Representative to help grow our owner portfolio in two of Florida’s most in-demand vacation rental markets, bringing energy, discipline, and genuine passion for sales to a high-performing team.

Prime’s Business Development team is the primary engine for acquiring new owners. As a Business Development Representative, you will personally source, pitch, and close owner agreements, working alongside a high-performing team building a professional, data-driven sales process. This is one of the most exciting individual sales opportunities in a highly sought-after vacation rental market, where real estate brokerages, local property managers, and national platforms compete for the same homeowners. We’re looking for a driven, polished sales professional who thrives on winning new business.

Success in this role means more than acquiring new owners you will be accountable for the quality of the gross rental revenue (GRR) you generate, using data to guide your prospecting. HubSpot knowledge is a plus, not a requirement; we provide full training. HubSpot provides pipeline visibility and a repeatable, data-driven playbook, developed with Business Development Management, to help you compound your wins into consistent growth. You will report to Prime’s Director of Business Development and partner closely with local revenue management and operations teams.

Key Responsibilities

Pipeline Development & New Owner Acquisition

• Own your personal sales pipeline end to end: lead generation, qualification, pitch, proposal, negotiation and contract signing
• Keep your pipeline in top shape with disciplined stage tracking, aging hygiene, and accurate forecasting in HubSpot.
• Prospect for and develop opportunities across core markets: Anna Maria Island and Siesta Key
• Lead multichannel sourcing: real estate agent and brokerage relationships, owner referrals, competitive insights, inbound and web leads, developer relationships, and targeted outbound campaigns (email, phone, events)
• Conduct property/site visits and owner meetings; use datadriven revenue projections and competitive calendar analysis to support a consultative, valuebased pitch
• Close owner agreements that meet portfolio quality standards (based on target GRR per new home) while safeguarding economics and contract terms
• Represent Prime professionally to homeowners, realtors, HOAs, and condo associations

Sales Process, Materials & Cross-Functional Partnership

• Partner with revenue management to build credible property performance projections and “why Prime” narratives grounded in proven revenue data and market benchmarks.
• Collaborate with marketing and PR on campaigns, events, realtor roundtables, and topoffunnel programs to generate qualified opportunities
• Keep HubSpot records accurate and up to date to support pipeline visibility and reporting.
• Coordinate with onboarding and operations teams to ensure a smooth handoff from signed contract to live property

Qualifications

Required
• 5+ years of B2B or B2C sales experience, including at least 3 years in a direct, quotacarrying role
• Demonstrated track record of meeting or exceeding revenue targets in consultative, relationshipdriven sales (vacation rental/property management, real estate services, hospitality asset management, or analogous hightouch B2B environments strongly preferred)
• Strong command of CRMdriven selling (HubSpot or comparable platform); disciplined in data entry, pipeline hygiene, and reporting
• Ability to sell on value using performance data, not discounting; comfortable presenting revenue projections and competitive comparisons to sophisticated homeowners
• Excellent communication, organizational, and executive presence; credible in owner and realtorfacing settings
• Valid driver’s license and willingness to travel regularly throughout Prime’s Florida markets
Preferred
• Existing relationships with Sarasota/Manatee/Pinellas real estate agents, brokers, or property owners, a plus, but not required
• Familiarity with vacation rental economics
• Background in lead intelligence, outbound sequencing, or revenue analytics tools alongside a CRM
• Bilingual (Spanish) a plus
