Job description

Job Summary:

As a Maintenance Manager, you are responsible for overseeing the maintenance operations of residential properties. You will lead a team of maintenance technicians, ensuring that properties are well-maintained, safe, and in compliance with regulations. Your role involves managing maintenance schedules, coordinating repairs, and ensuring timely resolution of maintenance issues to uphold property value and resident satisfaction.

Responsibilities:

Maintenance Operations Management:

  • Develop and implement maintenance plans and schedules for routine inspections, preventive maintenance, and repairs.
  • Coordinate and prioritize maintenance tasks to ensure timely completion and efficient use of resources.
  • Conduct regular inspections of properties to assess maintenance needs, identify issues, and ensure compliance with safety standards and regulations.

Team Leadership and Supervision:

  • Recruit, train, and supervise maintenance technicians, ensuring they have the skills, resources, and support needed to perform their duties effectively.
  • Delegate maintenance tasks and responsibilities to maintenance staff, providing guidance and feedback as needed.
  • Foster a positive and collaborative work environment, promoting teamwork, accountability, and continuous improvement among maintenance staff.

Vendor and Contractor Management:

  • Oversee relationships with external vendors, contractors, and service providers, including negotiating contracts and ensuring quality of work.
  • Obtain bids and proposals for maintenance projects, evaluate vendor performance, and ensure compliance with contractual agreements.
  • Coordinate with vendors and contractors to schedule and oversee repairs, renovations, and capital improvement projects.

Budgeting and Cost Management:

  • Develop and manage maintenance budgets, forecasting expenses, and identifying cost-saving opportunities.
  • Monitor maintenance expenses, review invoices, and ensure accurate accounting and budgetary compliance.
  • Identify long-term maintenance needs and assist in planning and budgeting for capital expenditures.

Resident Relations and Customer Service:

  • Respond promptly to maintenance requests and emergencies from residents, ensuring timely resolution of issues and minimizing disruption.
  • Maintain open communication with residents regarding maintenance activities, schedules, and progress updates.
  • Address resident concerns and complaints related to maintenance issues, providing exemplary customer service and fostering positive resident relations.

Documentation and Reporting:

  • Maintain organized records of maintenance activities, work orders, repairs, and equipment inventory.
  • Prepare regular reports on maintenance performance, including maintenance expenses, work order completion rates, and tenant satisfaction.

Qualifications:

  • Bachelor's degree in facilities management, engineering, construction management, or related field preferred.
  • 4 or more years of experience in maintenance management, facilities management, or related field, with supervisory experience preferred.
  • Strong knowledge of building systems, construction methods, and maintenance best practices.
  • Excellent leadership and interpersonal skills, with the ability to motivate and manage a diverse team.
  • Solid understanding of budgeting, cost control, and financial management principles.
  • Proficiency in computerized maintenance management systems (Yardi) and other relevant software.
  • Strong problem-solving and decision-making abilities, with a focus on customer service and tenant satisfaction.
  • Valid driver's license and reliable transportation may be required.

Additional Requirements:

  • Willingness to work flexible hours, including evenings, weekends, and on-call duties, as needed.
  • Ability to prioritize tasks, manage multiple projects simultaneously, and work effectively under pressure.
  • Certification in maintenance management (e.g., Certified Maintenance Manager) a plus.

Working Conditions:

  • Involves physical tasks such as lifting heavy objects, climbing ladders, and standing for extended periods.
  • Work can be performed both indoors and outdoors, in various weather conditions.

Job Type: Full-time

Pay: $92,000 - $102,000/annual

Expected hours: 40 per week
