Position Overview:

As the Residential PMA, you are the eyes and ears of our residential portfolio, the

champion of customer service, and will represent Platinum Properties in interactions

with our residents. This role will need to keep a very tight routine and will need to

remain hyper-organized. This role requires a high degree of time management, clear

and professional communication, emotional composure, a bias to action and

problem solving orientation, care for our communities and how they look, and a keen

ability to translate overall business goals into everyday decisions and actions. The

PMA will seek out and run to opportunities to interact with our residents and provide

them the best experience possible while protecting our best interests as property

owners. The PMA will work very closely with the Portfolio Manager as their mentor,

escalation resource, and sounding board for ideas and decisions that need to be

made, but the PMA will also have ownership and autonomy over their own

responsibilities. There is an expectation that the PMA is passionate about resident

relations and our residential buildings, and will strive to impact these areas of our

business with genuine care and reliability.

There are a handful of attributes paramount to the success of the PMA. These areas

will be the focus of your development in this position.

● Design and adhere to a structured schedule while maintaining flexibility to

handle unforeseen situations, field phone calls, provide responses to resident

texts and emails, and provide on-site presence when and where necessary

(including backup for our leasing efforts). Time management is VERY

important for these reasons.

● Tremendous customer service tact - do not overpromise and position our

company poorly as property owners/investors, yet aggressively seek out

resident feedback and attempt to aid and resolve resident concerns and

issues. Happy residents who live with us for a long time is our goal.

Core Duties:

● Maintenance & Upkeep:

○ Coordinate vendor access and tenant scheduling for repairs/capital

projects at direction of Portfolio Manager/VP etc.

○ Conduct move in and move out inspections

○ Assist with property walks and report findings to Portfolio Manager

● Resident Experience & Communications:

○ Field routine resident questions, phone calls, and general emails - you

are 1st line of secretarial response. Seek direction from Portfolio

Manager in instances where a resident has concerns or grievances that

require escalation.

○ Perform quarterly resident experience outreach calls and surveys.

Report adverse findings to Portfolio Manager. Capitalize on positive

reviews in instances of satisfaction.

○ Assist Portfolio Manager in late payment resident outreach

● Leasing:

○ Serve as primary Leasing Agent backup. You are 2nd line of coverage.

○ Manage and perform marketing activities. This includes adjusting ads,

writing ad descriptions, posting new vacancies online, tracking and

coordinating Zillow contracts, and obtaining and editing new

marketing photos as directed.

● Administrative:

○ Assist in property onboarding and offboarding efforts at the direction of

team.

○ Manage and maintain keys and lockbox management at direction of

Portfolio Manager.

○ Assist in posting rent demands and other misc. Notices at direction of

team.

○ Assist in collection efforts, payment plan administration, and eviction

proceedings.

Hiring Timeline: Immediately

Base Compensation: $50,000 - $60,000.00 base salary DOE, full-time, paid in

bimonthly installments. Bonus involvement and other ancillary benefits available

with tenure.

Vehicle Compensation & Requirement: You understand that you are responsible for

utilizing your personal vehicle for work purposes, and are also responsible for

maintaining a valid driver’s license and reliable means of transportation throughout

your employment. You will receive a mileage stipend as negotiated.

Other Requirements:

● Bilingual (Must)

● Prior professional work experience (2 years minimum)

● Valid driver’s license and reliable transportation

● High School diploma/GEd required

● College education preferred

● Real estate experience/passion a plus

Schedule Expectations: You are expected to work an average of 40 full-time hours

per week with the understanding that this will fluctuate depending on demand for

the given week, month, or season overall. You understand that, generally, your office

hours are to be 8AM - 5PM M-F. Work from home is generally not permitted unless

approved prior by your Supervisor on a case-by-case basis. You will travel across the

Denver Metro region frequently and will be expected to have a presence at our

properties as often as daily.

Benefits:

● 50% of employee’s health insurance premium to be paid by company if you

enroll into the company health plan. Family/Dependant portions of premium

do not apply to Employer contribution.

● PTO, sick time, and paid Holidays (according to employee handbook)

● Future benefits to be discussed, negotiated, and administered on a

case-by-case basis depending on performance and tenure. Platinum

Properties will engage with long-term team members, on occasion, to offer a

path to retirement, investment opportunities, and other ancillary

arrangements reserved for key team members.
