Responsibilities

• Manage all aspects of property operations, including leasing, rent collection, and resident relations to ensure high occupancy rates and tenant satisfaction.
• Oversee property maintenance and facilities management, coordinating repairs and upgrades to maintain a safe, attractive environment.
• Ensure compliance with Fair Housing regulations, Section 8 guidelines, Atlanta regulatory requirements, and other legal standards.
• Utilize AppFolio property management software for data entry, lease administration, and reporting to streamline operations.
• Conduct administrative tasks such as reviewing contracts, managing lease agreements, and handling landlord-tenant issues with transparency and professionalism.
• Resolve conflicts effectively through negotiation and conflict management skills while maintaining positive customer service interactions.
• Perform regular on-site inspections of the property using CMMS (Computerized Maintenance Management System) tools to identify needs proactively.
• Engage in upselling opportunities by promoting additional services or amenities to residents during interactions.
• Maintain accurate filing systems for resident documents, maintenance records, and resident files ensuring easy retrieval and compliance.

Requirements

• Proven experience in property management or real estate administrative roles with a strong understanding of landlord-tenant law and Fair Housing regulations.
• Familiarity with rental subsidy programs, Section 8 housing policies, and related compliance standards.
• Proficiency in AppFolio software platforms for efficient property operations.
• Excellent customer service skills combined with professional phone etiquette to foster positive resident relationships.
• Strong negotiation abilities paired with conflict management expertise to resolve issues amicably.
• Office experience including Microsoft Excel, data entry, filing, contracts management, and general administrative tasks.
• Knowledge of property maintenance procedures and facilities management principles to oversee vendor coordination effectively.
