Job description

Position Summary

The Senior Engineer supports the daily operation, maintenance, and reliability of a large commercial facility (~600,000 sq ft). This position works in a team of engineers that report to the Senior Property Manager – Facilities and Operations, ensuring all building systems—including HVAC, electrical, plumbing, and Fire & Life Safety systems—are assessed for remaining useful life, maintained, operating safely, efficiently, and in compliance with all applicable codes and standards.

Key Responsibilities

Facility Operations & Maintenance

- Assist in managing all building systems including HVAC, electrical distribution (including 4160V systems), plumbing, and BAS
- Oversee operation and maintenance of central plant equipment, including chiller plants and cooling systems
- Monitor system performance and respond to alarms, faults, and emergency conditions
- Perform and/or supervise preventative maintenance and corrective repairs including tenant work orders

Leadership & Team Support

- Collaborate with the other engineers as well as the assistant to the Senior Property Manager - Facilities
- Coordinate with maintenance staff, contractors, and vendors
- Provide technical guidance and hands-on support for complex repairs and troubleshooting
- Assist in training and developing junior staff

Life Safety & Compliance

- Maintain and support life safety systems including fire alarm, sprinkler systems, and emergency generators
- Ensure compliance with OSHA, NFPA, and local/state codes
- Participate in safety drills, inspections, and audits

Work Order & CMMS Management

- Utilize CMMS (e.g., Angus) to manage work orders, PM schedules, and asset tracking
- Ensure timely completion and proper documentation of all maintenance activities
- Generate reports and assist in planning maintenance schedules

Emergency Response

- Respond to after-hours calls and building emergencies as needed
- Troubleshoot critical system failures and restore operations quickly
- Coordinate with emergency services and external vendors when required

Vendor & Project Coordination

- Assist with managing service contracts and vendor performance
- Support capital projects, equipment upgrades, and system improvements
- Review proposals and help ensure work is completed to specification

Qualifications

Experience:
- 5+ years experience in commercial or industrial facility maintenance
- Strong background in HVAC systems (chillers, air handlers, controls)
- Experience with electrical systems (including medium voltage preferred)
Skills:
- Strong troubleshooting and problem-solving ability
- Knowledge of building systems, controls, and maintenance best practices
- Familiarity with CMMS platforms (Angus preferred)
- Ability to read blueprints, schematics, and technical manuals
Certifications (Preferred):
- EPA Universal Certification
- OSHA 10 or 30
- HVAC, electrical, or mechanical certifications/licenses

Work Environment
