Oakbrook Corporation is excited to welcome an experienced Property Manager to lead 8Twenty Park Apartments, one of our residential communities in Madison, WI. Built in 2018, 8Twenty Park is a five-story, 95-unit property just minutes from downtown Madison. This is a great opportunity for someone who thrives in an affordable housing environment and understands that success comes from balancing compliance, operations, and most importantly, creating a true sense of community.
At 8Twenty Park, you'll step into a leadership role where you can make a real impact. We're looking for someone who takes pride in their work, enjoys building relationships with residents and team members, and brings both attention to detail and a people-first mindset to everything they do. This role is ideal for a seasoned property management professional who is ready to take ownership of a community, lead a team, and deliver a high-quality living experience while maintaining strong financial and regulatory performance.
What You'll Do
  • Oversee the day-to-day operations of the community, always with a focus on the resident experience
  • Lead marketing and leasing efforts in alignment with Fair Housing guidelines
  • Coach, support, and develop your on-site team to help them succeed
  • Ensure full compliance with Section 42 / LIHTC requirements, including certifications and audits
  • Manage move-ins, recertifications, income and asset verifications, and file integrity
  • Prepare and oversee budgets, financial reporting, and invoices
  • Monitor occupancy, delinquency, and collections, taking proactive action when needed
  • Coordinate inspections with state agencies, investors, and compliance partners
  • Partner closely with maintenance to keep the property safe, clean, and well-maintained

What You Bring
  • Proven experience in residential property management
  • Strong knowledge of Section 42 / LIHTC compliance (preferred)
  • Experience managing certifications, audits, and regulatory requirements
  • Previous leadership or supervisory experience
  • Strong communication, customer service, and problem-solving skills
  • Financial acumen, including budgeting and reporting experience
  • Comfort completing property inspections (with or without reasonable accommodations)
  • Experience with property management software or similar systems
  • Valid driver's license
