Job description

Position Description Position Open: May 27, 2026 Position Close: Until Filled JOB ANNOUNCEMENT Position: Maintenance Technician $38,095-$41,204 Metropolitan Development and Housing Agency (MDHA) Nashville, TN MDHA serves Nashville and Davidson County. The mission of MDHA is to create quality affordable housing opportunities, support neighborhoods, strengthen communities, and help build a greater Nashville. MDHA employs over 300 staff members, has a budget of $200 million, and houses approximately 30,000 people, primarily through nearly 8,000 Section 8 Vouchers and over 6,800 apartments, which are mainly Project-Based Rental Assistance (PBRA) units, at 39 properties.

MDHA is a housing authority, a community development agency, and a redevelopment agency. Position Summary The Maintenance Technician is responsible for completing maintenance operations at assigned properties, and ensuring all buildings and grounds meet safety, quality, and regulatory standards. Typical Duties Troubleshoot, repair, and maintain mechanical, electrical, plumbing, HVAC, carpentry, and appliance systems across multiple properties.

Manage and document preventive maintenance schedules and work orders using Yardi. Ensure timely responses to work orders, tenant emergencies, and make-ready assignments for vacant units. Complete and close out all work orders.

Respond to and work the after-hours work scheduled when assigned. Complete regular inspections and assist in preparation for HUD Inspire inspections. Maintain a professional appearance, demonstrate professionalism with residents, peers, and other staff members, and provide excellent customer service.

Other duties as assigned Other Job Requirements After-hours work hours required Timely & Regular work attendance required Minimum Qualifications Education, Experience & Other Requirements High school diploma or equivalent; technical/trade certification or degree preferred. Minimum of 2 years of hands-on experience in property, apartment, or public housing maintenance, including advanced troubleshooting and repair. Demonstrated some knowledge of building systems: HVAC, plumbing, electrical, carpentry, appliances, and building codes.

Ability to read and interpret technical manuals, blueprints, and schematics. Proficiency with digital work order tracking systems. Valid driver's license and insurable driving record.

Ability to perform physical tasks, including lifting up to 50 lbs., climbing ladders, and working in varying environmental conditions. Preferred Experience, Knowledge, Skills, and Abilities Knowledge, Skills, and Abilities Required Interpersonal Skills Interact professionally while maintaining effective working relationships with MDHA Leadership, coworkers, company representatives, residents, and government officials; develop and maintain effective working relationships with residents and members of the public. Ability to work effectively under stress, close deadlines, and competing demands

Expertise Technical skills in maintenance. Experience with Yardi is highly desirable. Experience with HUD housing or similar regulatory environments.
