Rather than inheriting decisions made by others, you'll be at the table from the outset, working alongside Development and Executive Leadership to influence how projects are designed, budgeted and delivered.

This isn't a traditional pre-construction role, it's a strategic leadership position.

You'll lead the entire pre-construction function, guiding projects from early concept through procurement and construction readiness, while building a high-performing team and helping shape the company's future growth.

Working from one or both of the company's offices in either downtown Toronto or west GTA, you'll enjoy the pace and agility of a privately owned organisation where ideas are valued, bureaucracy is minimal, and decisions happen quickly.

You'll Be Responsible For

• Leading pre-construction across a diverse development portfolio
• Establishing project budgets from concept through tender and buyout
• Driving estimating strategy and value engineering
• Advising on building systems, constructability and project delivery
• Leading trade procurement and contractor selection
• Negotiating major construction contracts
• Working closely with Development, consultants and project teams to improve outcomes
• Building and mentoring a growing pre-construction and estimating team
• Influencing delivery strategies across an expanding portfolio of projects

About You

You'll likely bring:

• 7+ years' experience in pre-construction, estimating or construction management
• Experience across large-scale residential,industrial, commercial or mixed-use developments
• Strong technical understanding of how buildings are designed and constructed
• Excellent commercial acumen with experience developing budgets and managing procurement
• Confidence negotiating construction contracts and working with senior stakeholders
• A collaborative leadership style with the ability to influence across multiple disciplines
