Major Responsibilities

• Producing complete, accurate estimates for ground-up home builds

• Performing detailed takeoffs from plans in Square Takeoff

• Soliciting, collecting, and organizing subcontractor bids

• Building customer estimates and proposals in Builder Trend using our templates

• Keeping all job documentation organized and saved in the proper job folders

Key Tasks

• Reviewing and familiarizing yourself with plans for each new project

• Performing takeoffs in Square Takeoff (Builder Trend)

• Sending plans and project details via email to our subcontractor list

• Following up with subs to ensure bids come back in a timely manner

• Organizing returned sub estimates into the proper folders on our server

• Inputting takeoff and sub pricing into the customer estimate in Builder Trend

• Building out the customer proposal from the estimate & plans using our template

• Saving all emails and documents into the correct job folders

• Managing 2-3 jobs in estimating at any given time

• Flagging plan gaps, missing scopes, or pricing concerns to the team

• Documenting SOPs for all major responsibilities

• Documenting all processes of role

Qualifications

• Detailed, hands-on knowledge of residential construction (ground-up builds)

• Skilled at reading and interpreting architectural and structural plans (full plan sets, details, and specs)

• Proven experience performing takeoffs (Square Takeoff, Planswift, or similar)

• Experience working within Builder Trend

• Strong Excel skills

• Highly organized - files, folders, emails, and follow-ups

• Strong written communication for sub and team correspondence

• Able to work independently and remotely

• Comfortable with variable weekly workload (5-30 hours, averaging 10-20)

30/60/90 Milestones

30 days Milestones

• Completed training on our organizational method, Builder Trend, and Square Takeoff
• Email account set up and in use
• Reviewed plans and completed first takeoff in Square Takeoff
• Sent first round of plans/details to subs and organized returned bids into job folders

60 days Milestones

• First complete estimate built in Builder Trend using our template
• First proposal built using our template
• All emails/docs consistently saved in the correct job folders
• Managing at least 2 jobs in estimating simultaneously

90 days Milestones

• Independently running the full estimating process (plans → takeoff → sub bids → estimate → proposal) with minimal oversight
• Managing typical job load of 2-3 jobs in estimating at one time
• Sub follow-up cadence established so bids return on time
• SOPs documented for all major responsibilities
