Job description

Behind every well-run rental portfolio is a clean set of books. DPMG Prime is hiring a Property Management Bookkeeper to own the financial side of the properties we manage — the full-cycle AP/AR, reconciliations, budgets, and owner reporting that keep our properties, owners, and residents on solid financial ground. This is an accounting-first role built for someone who also knows their way around property management.

DPMG Prime is a Lansing-based property management company serving residential, commercial, industrial, self-storage, flex office, and mixed-use properties across mid-Michigan. 

About the Role

Twelve months in, success looks like this: every property ledger reconciles cleanly each month, invoices are verified and coded correctly the first time, owner reporting packages go out accurately and on schedule, annual operating budgets are tracked against actuals, and 1099 season closes without a scramble. You'll report to the Director of Property Management and work alongside our leasing and maintenance teams.

What You'll Own
  • Perform and manage all accounting duties: payable, receivable & reconciliation.

  • Provide detailed verification and allocation of all invoice amounts and information pertaining to work performed.

  • Administer and prepare monthly and annual financial reports for owners and tenants.

  • Ensure proper property coding on invoices, tenant, owner and property documents.

  • Coordinate and implement annual property budgets developed by our asset management team, tracking performance against actuals.

  • Reconcile and audit operating expenses, estimates and bank accounts on a consistent basis.

  • Maintain accurate property ledgers and records by ensuring resident, owner and property ledgers, bank deposit slips and property financial reports are error free and all expenses have been properly allocated.

  • Identify opportunities for income enhancement and expense reduction, while maintaining and improving property appearance over time.

  • Review real estate tax assessments, and coordinate appeals if necessary.

  • Participate in team meetings with other departments to review current tasks, revise process/flow and strategize ways to improve best practices.

  • Address any tenant and owner concerns and requests on a timely basis to ensure satisfaction with management.

  • Maintain an awareness of property performance goals and progress toward those goals, including occupancy, leasing, maintenance and NOI.

  • Assemble, update, and maintain electronic and paper tenant/building files. Maintain tenant information in various databases.

  • Maintain and improve property appearance and ensure repairs and estimates are accurately obtained, recorded, communicated and completed on a timely basis.

  • Vendor financial compliance — W-9 collection, 1099 preparation, ACH setup, billing review, and certificate of insurance tracking.

  • Month-end close support, including intercompany activity and bank feed reconciliation.

Where Your Property Management Background Comes In

The numbers in this job come from real leases, real residents, and real buildings — so you need to understand how property management actually works. You'll be the knowledgeable point of contact for owner and resident billing questions (ledger disputes, charge explanations, move-out and security deposit accounting under Michigan law), and you'll partner with leasing and maintenance to make sure move-ins, move-outs, renewals, and work orders hit the ledgers correctly.

What We're Looking ForRequired
  • 3+ years of bookkeeping or accounting experience, including AP/AR, reconciliations, and accrual-basis work.

  • Hands-on property management or property accounting background — working knowledge of leases, rent rolls, owner statements, resident ledgers, and security deposits.

  • Experience with property management software (AppFolio strongly preferred; Yardi, Buildium, or Rent Manager also welcome).

  • Proficiency in Excel and strong attention to detail.

Preferred
  • Associate's or bachelor's degree in accounting, finance, or a related field (equivalent experience welcome).

  • Experience with trust/escrow accounting and Michigan landlord-tenant and security deposit requirements.

  • A full 1099 season under your belt, and exposure to multi-entity or intercompany accounting.

Compensation & Benefits
  • $40,000–$48,000 per year, based on experience.
