We are seeking an experienced and driven Property Manager to oversee operations at a 300+ unit multifamily community in the Des Moines market. This is a hands-on leadership role focused on driving occupancy, maximizing NOI, and maintaining high standards across the property.

Key Responsibilities

• Oversee all day-to-day property operations, including leasing, maintenance, and resident relations

• Drive leasing performance, traffic conversion, and occupancy goals

• Manage rent collections, delinquency, and financial performance

• Prepare and manage operating budgets and track monthly financials

• Lead, train, and supervise on-site staff (leasing and maintenance teams)

• Ensure timely unit turns and readiness for new move-ins

• Maintain strong customer service standards and resident satisfaction

• Coordinate with ownership on business plans, rent strategies, and capital improvements

• Ensure compliance with all local, state, and federal regulations

Qualifications

• 3+ years of property management experience, preferably with 200+ unit communities

• Strong understanding of multifamily operations, leasing, and financial reporting

• Proven ability to increase occupancy and rental income

• Experience managing on-site teams and vendors

• Familiarity with property management software (AppFolio, Yardi, or similar)

• Strong communication, organization, and problem-solving skills

• Ability to operate in a fast-paced, performance-driven environment

• Knowledge of the Des Moines market is a plus
