Role Description

The Construction Estimator is a full-time, on-site role based in Tualatin, OR. This position is responsible for preparing detailed estimates for multi-family and commercial construction and rehabilitation projects, including reviewing plans and specifications, performing quantity take-offs, and developing accurate cost breakdowns. The Estimator collaborates closely with project managers, superintendents, and subcontractors to solicit bids, evaluate proposals, and refine budgets. Daily activities include updating cost databases, monitoring market pricing, assisting with value engineering, and supporting the development of competitive bids. The role also involves clear, professional communication with internal teams and external partners to ensure estimates align with project goals and client expectations.


Responsibilities

  • Cultivate long-term relationships with Vendors, Subcontractors and Architects.
  • Organize and distribute bid documents for preparation of estimates.
  • Perform detailed quantity take-offs from plans and specifications.
  • Coordinate bid / budget effort for assigned projects.
  • Work with Subcontractors to obtain budget pricing.
  • Preparation of budgets and final cost estimate for client presentation.
  • Prepare time, materials and labor cost estimates.
  • Monitor market costs and market trends.
  • Maintain historical cost database.
  • Participate in project meetings and coordinate design work between Architects and Subcontractors.


Qualifications

  • Minimum 2 years of increasingly responsible estimating experience with a commercial general contractor, preferably within mixed-use/multi-family
  • Strong skills in Construction Estimating, with experience preparing detailed bids for multi-family and commercial projects.
  • Proficiency in Quantity Take-offs and the ability to interpret architectural and engineering drawings accurately.
  • Demonstrated capability in Cost Management and Budgeting, including tracking project costs and supporting value engineering efforts.
  • Effective Communication skills, with the ability to collaborate with project teams, subcontractors, and clients.
  • Experience with estimating software and MS Office; familiarity with construction scheduling tools is beneficial.
  • Knowledge of local building codes, construction methods, and materials.
  • Relevant education in Construction Management, Engineering, or a related field, or equivalent practical experience.
  • Strong attention to detail, analytical thinking, and the ability to work in a fast-paced, deadline-driven environment.
