Job Purpose:
- The Director of Development - Land Acquisition at IDEAL HOMES OF NORMAN LP is responsible for leading and managing the land acquisition process to support the company's growth strategy. This role involves identifying, evaluating, and securing land opportunities that align with the company's development goals. The Director will work closely with cross-functional teams to ensure that land acquisitions are strategically sound and financially viable, contributing to the overall success and expansion of IDEAL HOMES OF NORMAN LP.
Key Responsibilities:
- Lead the land acquisition process from inception to completion, ensuring alignment with the company's strategic objectives.
- Identify and evaluate potential land acquisition opportunities through market research, networking, and collaboration with real estate professionals.
- Conduct thorough due diligence on prospective land acquisitions, including financial analysis, zoning, and environmental assessments.
- Negotiate terms and conditions of land purchase agreements, ensuring favorable outcomes for the company.
- Develop and maintain strong relationships with landowners, brokers, developers, and other stakeholders.
- Collaborate with internal teams, including finance, legal, and development, to assess the feasibility and profitability of land acquisitions.
- Prepare and present detailed reports and recommendations to senior management and stakeholders regarding potential land acquisitions.

Required Education:
- Bachelor's degree in Real Estate, Business Administration, Urban Planning, or a related field.
Required Experience:
- Minimum of 10 years of experience in land acquisition and development within the real estate industry.
- Proven track record of successful negotiation and closing of land acquisition deals.
- Experience in managing large-scale residential or commercial development projects.
- Demonstrated leadership experience in directing cross-functional teams.
