Job description
Horizon Development, LLC is seeking an experienced Commercial Superintendent to lead daily on-site operations for ground-up commercial construction projects, including [tilt-wall, structural steel, and CMU buildings ranging from $1M to $10M — e.g., retail, office, industrial, senior living]. This is not a residential, multifamily wood-frame, or tenant improvement role. The Superintendent owns the field — from sitework and foundations through structural erection, building envelope, commercial MEP coordination, and final Certificate of Occupancy — delivering projects safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities- Groundup field leadership: Lead fullcycle, groundup commercial construction from mass grading, utilities, and foundations through structural steel/PEMB/ metal & wood stud framing, envelope, interior buildout, commissioning, and TCO/CO.
- Scheduling: Build, maintain, and drive the CPM project schedule; conduct lookahead planning (24 week) and hold subcontractors accountable to milestone dates.
- Subcontractor management: Direct and coordinate commercial trade subcontractors — including earthwork, concrete, steel, roofing, glazing/storefront, and mechanical, electrical, plumbing, and fire protection — communicating through trade forepersons as appropriate.
- Project controls: Participate in OAC meetings; support the project team on RFIs, submittals, and change management; ensure work conforms to architectural and engineering plans and specifications.
- Quality and documentation: Inspect work daily for quality and conformance; complete daily reports and progress photos; recommend corrective action as needed.
- Safety: Enforce OSHA and company safety programs; conduct site orientations and toolbox talks; address violations and deficiencies immediately.
- Inspections and closeout: Coordinate municipal, state, and thirdparty inspections; manage the punch list and closeout through Temporary and final Certificate of Occupancy.
- Risk management: Identify and proactively resolve potential delays, trade conflicts, and cost overruns; maintain records related to costs, materials, and site inventory.
- Perform other related duties as assigned. Required Experience
- 5+ years of experience as a lead Superintendent on groundup commercial construction projects (vertical commercial construction — e.g., retail, office, industrial, medical, senior living, hospitality).
- Demonstrated completion of commercial projects involving [structural steel, and/or CMU] structural systems and commercial MEP systems.
- Experience running projects with a commercial general contractor or developerbuilder, including OAC meetings, RFI/submittal workflows, and AIA contract document environments.
- Note: Experience limited to singlefamily residential, multifamily woodframe, or interior tenant improvement work does not meet the groundup commercial requirement for this position. Required Skills
- Ability to read, interpret, and execute commercial construction drawings and specifications, including civil, structural, architectural, and MEP disciplines.
- Working knowledge of CPM scheduling and construction management software [e.g., Procore, Primavera P6, Microsoft Project].
- Thorough understanding of OSHA regulations, commercial building codes, and legal requirements applicable to commercial construction sites.
- Strong verbal and written communication skills; able to direct and coordinate a variety of trades, professionals, and laborers under pressure.
- Extremely detailoriented with a thorough understanding of quality commercial building practices. Education
- Bachelor’s degree in Construction Management, Construction Science, Engineering, or a related field preferred; equivalent groundup commercial field experience will be considered.
- OSHA 30 certification preferred. Physical Requirements
- Must be able to access and navigate all areas of an active commercial construction site in all types of weather.
- Must be able to lift up to 40 pounds at times.
- Must be able to work alongside crews with tools when needed. Application Screening Question
