Job description

Hanover Company is looking for an experienced Maintenance Supervisor for Hanover Southampton, a luxury mid-rise apartment community in Houston, TX. This community offers an elevated lifestyle with standout amenities including a 10,000 sq. ft. rooftop lounge, resort-style pool with cabanas, Technogym fitness center, private theater, and 24-hour concierge services. One- to three-bedroom residences feature chef-inspired kitchens, spa-style bathrooms, custom closets, built-in workspaces, and modern finishes designed for both comfort and sophistication.
The Maintenance Supervisor is responsible for overseeing and performing high-quality maintenance tasks promptly, implementing preventative maintenance programs, fulfilling maintenance requests, and continuously training maintenance staff. This role ensures that all property maintenance activities comply with company policies, safety regulations, and quality standards.
Key responsibilities include, but are not limited to:
  • Assist the Property Manager in ordering and maintaining an adequate inventory of maintenance supplies within budget constraints.
  • Ensure expenses remain at or below budget.
  • Update the Budget Control Log weekly with any expenses.
  • Inform the Property Manager of all maintenance issues on the property.
  • Complete all required Maintenance Update Forms weekly.
  • Assist the Property Manager in soliciting bids for property repairs or improvements.
  • Monitor vendor performance to ensure adherence to scopes, contracts and budget.
  • Oversee the Maintenance Team, including scheduling and task delegation.
  • Substitute for maintenance personnel when necessary (e.g., Housekeeper, Porter, Make-Ready Technician).
  • Perform basic make-readies and in-house duties as needed, including sheetrock repairs, painting, carpet cleaning, and other maintenance tasks.
  • Complete service requests, make-readies, and inspections promptly. Ensure work orders are addressed within 24 hours unless an exception has been approved.
  • Conduct routine property walks following Hanover Maintenance and Quality Assurance standards for safety and cleanliness, including areas such as the tour route, trash/dumpster/compactor areas, pool and fountain areas, landscaping, sidewalks, driveways, parking areas, and building exteriors.
  • Document any liabilities or issues in Entrata and SharePoint using Inspections.
  • Routinely complete required logs using Entrata.
  • Complete required weekly and monthly reporting to ensure compliance with Quality Assurance policies.
  • Adhere to all safety programs implemented by Hanover and local/state policies.
  • Complete safety meetings monthly.
  • Immediately report any liability problems or concerns on the property.
  • Activate company email on a personal mobile device with notifications set to promptly address emergency situations.
  • Regularly communicate with the Property Manager, Leasing Team and QA Specialist.
  • Carry and respond to all communications on the Hanover-issued mobile device when on-call.
  • Represent the property and Hanover professionally through appropriate dress and behavior.

Required Skills and Abilities:
Knowledge of general maintenance, including HVAC, plumbing, appliances, electrical systems, and pool equipment.
Possession of a personal set of tools.
Physical Demands:
The role involves physical activities such as standing, walking, bending, kneeling, crouching, crawling, and climbing.
Ability to perform tasks that require reaching overhead and working at heights.
Must be able to operate hand and power tools
Ability to lift up to 75 pounds; use of a lifting belt is required.
Visual acuity to perform detailed maintenance tasks.
Education and Certifications:
Technical training or previous experience in maintenance is required.
EPA Certification is required.
CPO Certification is preferred.
