DELINQUENCY GETS WORKED EVERY DAY.

You’ll manage notices, payment communication, eviction filings, court proceedings, skips, collections and resident ledger accuracy.

THE TARGET IS SIMPLE: DELINQUENCY BELOW 1% OF RENTAL INCOME. PROTECT THE COMMUNITY.

Walk it. Every day.

See the landscaping. See the trash. See the broken light. See the trip hazard. See the unit that isn’t ready. See what everyone else walked past.

Work orders should be completed within 3 days. Make readies within 10 days of move-out.

You’ll oversee preventive maintenance, emergency coverage and capital projects while keeping the community safe, clean and ready to sell.

OWN THE BUDGET.

Revenue matters. So does every dollar going out the door.

You’ll approve invoices, control purchasing, obtain competitive bids, manage vendors, explain variances and operate the community within its approved budget.

We don’t spend money because “that’s what we’ve always done.”

WE SPEND WHERE IT PRODUCES A RESULT. KEEP GOOD RESIDENTS.

A signed lease is not the finish line.

You’ll manage renewals, resident communication, online reputation, lease expirations, resident events and move-out feedback.

TYPICAL RENEWAL TARGET: 65%+.

When residents have a problem, we respond. When we make a commitment, we follow through. When something isn’t working, we fix it.

LEAD THE TEAM.

You are not just managing apartments.

YOU ARE BUILDING A TEAM.

Hire well. Train constantly. Set expectations. Inspect the work. Give feedback. Recognize great performance. Deal with poor performance.

And never ask your team to care more about the community than you do.

You’ll lead leasing and maintenance employees, manage schedules and payroll, conduct one-on-ones and build a culture where people know what winning looks like.

MANAGE CONTRACTORS.

Good vendors make us better. Bad vendors cost us twice.

You’ll source vendors, define scopes, verify insurance, obtain bids, inspect completed work and approve payment only when the job is actually done.

WHAT YOU BRINGREQUIRED
  • High school diploma or equivalent
  • 5+ years of on-site multifamily community management experience
  • Proven success in leasing, delinquency control and budget management
  • Working knowledge of Fair Housing, Texas landlord-tenant law and eviction procedures
  • Experience with ResMan
  • Proficiency with Microsoft Office
  • Strong written and verbal communication
  • Valid driver’s license, reliable transportation and current auto insurance
  • Ability to pass a background check and drug screen
NICE TO HAVE
  • Associate’s or Bachelor’s degree in business, real estate or a related field
  • CAM, CAPS, ARM or similar industry designation
  • Lease-up experience
  • Bilingual English/Spanish

BASED ON EXPERIENCE + RESPONSIBILITY

Compensation reflects both your experience and the scope of the assignment. Larger or more complex communities carry greater responsibility—and offer higher compensation within the range.

MONTHLY PERFORMANCE BONUS

THE REALITY OF THE JOB

This is a full-time position, typically 40 hours per week.

Multifamily doesn’t always operate from 9 to 5.

Weekend availability is required, including rotating Saturdays depending on community needs. Community Managers must also be available for emergencies and may occasionally work extended hours during lease‑up, month‑end or significant community events.

You’ll spend time in the office. You’ll also spend plenty of time outside—walking the community, inspecting units, meeting contractors and solving problems.

You should be comfortable walking stairs and uneven terrain, working outdoors in Texas weather and occasionally lifting or moving up to 50 pounds.
