POSITION OVERVIEW

We are seeking a seasoned and highly polished Senior Property Manager for our Knox Street retail portfolio. This is a senior leadership role with overall accountability for the performance, presentation, and day-to-day operation of the district’s core existing retail holdings and Phase 1 development retail— a combined portfolio of 260,000+ sq. ft. of premier, luxury-positioned retail space.

In partnership with the Senior Director, the Senior Property Manager is a primary point of accountability for tenant relationships, financial performance, and the overall stewardship of one of Dallas’s most sought-after retail destinations. This role leads the on-site Property Manager and pairs exceptional financial acumen with a relationship-first, client-service mindset.

KEY RESPONSIBILITIES

Portfolio Leadership

• Serve as the senior on-site manager across the combined 260,000-square-foot retail portfolio, encompassing approximately 160,000 square feet of core existing holdings and 100,000 square feet of new development retail.
• Hold overall accountability for the operational, financial, and reputational performance of the portfolio, acting as ownership’s primary representative on the ground.
• Lead the operational stand-up, lease commencement coordination, and stabilization of the Phase 1 retail as it transitions from development delivery into fully operating assets.

Tenant Relations & Lease Administration

• Serve as the primary relationship owner and trusted point of contact for all retail tenants, delivering a white-glove, hospitality-grade experience consistent with the Gillon and Knox Street brand.
• Cultivate proactive, long-term relationships with luxury and lifestyle retailers, and serve as a liaison between ownership, tenants, and neighboring property representatives.
• Monitor tenant sales performance, occupancy health, and satisfaction, and lead proactive retention strategies that maximize renewals and long-term tenancy.
• Oversee administration of all lease provisions and coordinate with legal counsel on new leases, amendments, terminations, and tenant matters.
• Oversee tenant finish-out, move-ins, and move-outs, including plan approvals and coordination with architects, in-house design and construction teams, general contractors, and subcontractors.
• Anticipate, mediate, and resolve tenant matters with professionalism and discretion, balancing tenant needs with ownership objectives and brand standards.

Financial Management & Reporting

• Develop, own, and manage annual operating budgets, reforecasts, accruals, and variance analysis across the portfolio.
• Coordinate CAM reconciliations, expense recoveries, and operating-expense management, and approve budgeted property expenses in coordination with the accounting team.
• Drive net operating income (NOI) through disciplined expense management, revenue enhancement, and value-preserving decision making, and identify and implement cost-saving measures where appropriate.
• Monitor rent collections and accounts receivable, initiating timely, professional follow-up on delinquencies.
• Work with lead accountant to prepare and deliver monthly property and financial reports to senior leadership for ownership review, and provide written property updates covering maintenance, receivables, and tenant matters at weekly management meetings.
• Provide inputs supporting asset valuation, business planning, and ownership’s broader investment strategy for the district.

Regulatory Compliance & Community Engagement

• Ensure required tenant inspections with the Texas Department of Licensing and Regulation (TDLR) are scheduled and that repairs, re-inspections, and any abatement work are completed and properly filed with the State of Texas.
• Collaborate with the Marketing Department on special events and activations at the property, supporting on-site implementation through security, maintenance, janitorial, etc., and reinforcing the neighborhood’s brand and guest experience.
• Coordinate with adjacent hospitality, residential, and office stakeholders, in addition to neighboring landlords, City of Dallas Departments and relevant civic partners to deliver a seamless, integrated neighborhood experience, and follow through on ownership requests in a timely, professional manner.

QUALIFICATIONS

• Bachelor's degree in business, Real Estate, Finance, Hospitality Management, or a related field, or equivalent professional experience.
• 10+ years of progressive property management experience, including general manager–level responsibility over retail or mixed-use properties.
• Demonstrated experience managing luxury, high-end, or trophy retail environments, with notable Dallas-market experience strongly preferred.
• Strong financial acumen, with a proven track record managing operating budgets, CAM reconciliations, NOI performance, accruals, forecasting, and executive-level financial reporting.
• Exceptional tenant relations and relationship-management skills, with a polished, professional presence and a hospitality-minded, client-service approach.
• Experience leading the operational stabilization and lease-up of newly developed retail is highly preferred.
• Proficiency in Microsoft Word, Excel and Yardi property management software.
• Proven ability to lead on-site teams and manage vendors and contracts
• Self-motivated and proactive, with the judgment and credibility to represent ownership to discerning tenants and stakeholders in a fast-paced, high-visibility environment.
