Job description

Want to be part of something people experience every day?

We're looking for an Asset Management Analyst to join our Asset Management & Investment team.

This is a great opportunity to play a key role in supporting the performance, strategy and long-term value creation of some of our most important retail destinations within a fast-moving, collaborative and commercially focused environment.

You'll be close to the action, working with teams across Asset Management, Leasing, Shopping Centre Management, Speciality Leasing, Development, Finance and external partners, and you'll have the chance to make a visible impact across our UK portfolio.

If you enjoy analysis, working with great people and helping turn strategy into action, we'd love to hear from you.

Why this role matters

Our Asset Management & Investment team is responsible for defining the short and long-term vision and strategy for our assets, working closely with teams across the business to drive performance, value and customer experience.

As Asset Management Analyst, you'll support the day-to-day delivery of key asset management activity, helping prepare analysis, coordinate business planning and contribute to decisions that shape the future of our destinations. You'll work closely with the Head of Asset Management and the wider Asset Management team, gaining exposure to commercial strategy, leasing activity, valuation, financial planning, operational performance and investment opportunities.

This is a role with clear development potential, giving you the opportunity to build strong foundations and progress within the Asset Management team.

What you'll be getting involved in

No two days will look exactly the same, but you'll spend your time:

  • Supporting the development and delivery of the 5-year business plan, coordinating input from teams across the business

  • Working with the Head of Asset Management on annual ERV assessments and asset performance analysis

  • Reviewing leasing deals and assessing their impact on Net Rental Income, cash flow and asset valuation

  • Supporting valuation cycles, quarterly financial closings and the validation of leasing and operational assumptions

  • Preparing analysis on NRI growth, cash flow priorities, OPEX and CAPEX budgets

  • Identifying opportunities for value creation across the asset

  • Supporting project delivery by working closely with Leasing, Shopping Centre Management and other key stakeholders

  • Assessing deal structures and KPIs such as like-for-like Net Rental Income, Return on Capital Employed and asset Internal Rate of Return

  • Preparing presentations, meeting materials, minutes, lease and contract assessments, OCR analysis and other asset management outputs

  • Acting as a key point of contact for internal and external stakeholders connected to the asset

  • Working closely with the Property team, both internally and through external providers

  • Contributing to improved processes, tools and ways of working across the team

  • Supporting graduates and junior colleagues where appropriate

From time to time, you may also support investment and divestment activity, including:

  • Conducting research into potential real estate investment opportunities

  • Analysing market trends, economic indicators and property values to assess risk and return

  • Preparing financial models to evaluate investment opportunities

  • Supporting due diligence for potential acquisitions, including financial, legal and market analysis

  • Preparing investment recommendations, reports and materials for senior stakeholders

What we're looking for

We're not looking for someone who ticks every single box. What matters most is that you bring the right experience, attitude and energy to make a real contribution.

You'll enjoy this role if you:

  • Have experience or strong interest in real estate, retail, investment, finance, asset management or commercial analysis

  • Enjoy working with data, insight and financial information to support decision-making

  • Have strong analytical skills and excellent attention to detail

  • Are confident using Excel, including financial functions, database and search functions, and pivot tables

  • Are comfortable preparing high-quality PowerPoint presentations and clear written analysis

  • Can plan and organise project tasks, activities and deadlines

  • Like working with different teams and building strong relationships across the business

  • Are responsive, agile and able to anticipate what needs to happen next

  • Can switch between the bigger picture and the detail depending on what the situation needs

  • Are comfortable working in a fast-paced environment where priorities can change

  • Bring curiosity, commitment and a proactive approach to solving problems

It would be great if you also bring:

  • Knowledge of physical retail assets, including operations, valuation, asset positioning, store layout, tenants, lease structures and ownership models

  • An understanding of how retail works in practice, including the balance between strategy, customer behaviour and real-life operational delivery

  • Awareness of retailer and consumer dynamics

  • Experience working with, or across, different countries and cultures

  • An interest in helping build common ways of working across regions while understanding local market differences
