Forest Ridge Villas, a new contemporary apartment community in the thriving Martin City area of South Kansas City, has 194-units, is looking for an experienced Master MAINTENANCE TECHNICIAN with extensive HVAC experience. This position involves the seamless coordination of mostly HVAC repairs and preventive maintenance, as well as other duties. MUST HAVE AN APPOINTMENT. NO WALK-INS..

GENERAL RESPONSIBILITIES:
• Respond to residents’ and management requests for maintenance and repair, ensuring requests are fulfilled promptly and competently; documenting all repairs made on the property. HVAC servicing

• Make-ready vacant units for new residents, maintain appropriate checklists and records, and verify units are in flawless condition for new residents.
• Perform daily inspections of the property interior and exterior, as well as maintenance and upkeep duties as
necessary to ensure security and other systems are operational, to maintain safety, comfort, and curb appeal.
• Communicate with, take bids and facilitate access for third-party technicians, vendors and contractors as necessary.
• Inspect and manage the community's groundskeeping, pest control, snow removal, pool maintenance and related tasks.
• Assist in coverage of 24/7 on-call system.
• Help manage inventory of supplies and materials used in apartment maintenance tasks.
• Perform other tasks as needed related to maintenance work for the community
QUALIFICATIONS:
• High school diploma or GED certificate
• 4+ years building maintenance experience

• Basic knowledge and hands-on experience with a variety of construction disciplines (e.g. drywall, painting,
plumbing, electrical and carpentry) and typical maintenance repairs on appliances and HVAC.
• Professional certification in HVAC.
• Customer service skills and attention to detail
• Physical ability to stand for extended periods, lift 60 lbs without assistance, and dexterity required for job duties.

Benefits and Compensation (for full-time employees):
• Competitive pay (Up to $32 hourly depending on qualifications)
plus time and a half if over 40 hrs per week.
