SUMMARY

This position plays a key role in serving the home-financing needs of our community by ensuring all TRID (Loan Estimate and Closing Disclosures) and ATR (Ability-to-Repay) requirements are accomplished. The role emphasizes relationship building, local decision-making, and delivering personalized service that reflects the bank's commitment to community banking values. This position requires on-site work.
QUALIFICATIONS | EDUCATION | EXPERIENCE | SKILLS
To perform this job successfully, an individual must be able to execute each essential duty satisfactorily. The items listed below are representative of the knowledge, skill, and/or abilities necessary for this position.

• Must be at least 18 years of age.
• High School Diploma or GED required.
• 2-3 years prior banking, loan assistant, or mortgage experience required.
• Experience with TRID or ATR regulatory requirements preferred.
• Upon hire, NMLS will be required.
• Proficiency in Outlook, Word, Excel, typing, 10-key, and internet navigation required.
• Commitment to demonstrate Core 5 values with customers and coworkers.

HOURS OF AVAILABILITY: Regularly Scheduled Hours / Week: 40 (+) hours | Monday - Friday 8:00am - 5:00pm|*Extended working hours may be required.
ESSENTIAL DUTIES AND RESPONSIBILITIES

1. Assist customers with mortgage inquiries and provide expert guidance throughout the loan process from application to closing.
2. Discuss loan terms, rates, conditions, and closing requirements in a clear and customer-friendly manner (NMLS license will be required).
3. Promote bank products and services when appropriate.
4. Collect and review borrower documentation, including income, credit, assets, and employment.
5. Pull credit reports and analyze creditworthiness, debt-to-income ratios, and other financial information.
6. Prepare pre-qualification and pre-approval determinations in accordance with bank and regulatory guidelines.
7. Review real estate contracts and gather supporting documentation for TRID and ATR purposes.
8. Prepare and maintain accurate, compliant loan files in accordance with bank regulations and internal policies.
9. Prepare required underwriting materials.
10. Order and track third-party services.
11. Coordinate with processors, underwriters, title companies, and closing agents to ensure timely workflow.
12. Prepare preliminary Closing Disclosures (CDs) and assist customers with closing requirements.
13. Coordinate the closing, booking, and funding of loans in accordance with bank procedures.
14. After closing, scan final loan documents.
15. Ensure all loan applications are fully completed and compliant before submission.
16. Ensure all activities adhere to banking regulations and internal compliance standards.
17. Protect all customer information and bank operations through strict confidentiality.
18. Operate computer software and equipment, telephone, scanner, and copier, and develop proficiency with internal banking systems.
19. Maintain a valid driver's license, reliable transportation, and punctual attendance. This position requires occasional extended hours to meet customer needs for business travel purposes, using a personal vehicle.
20. Perform additional duties as assigned by management.

PHYSICAL DEMANDS
Possess sufficient mobility to work in a standard office setting. Perform repetitive hand, arm, wrist, and finger movements while handling currency, documents, and/or office equipment. Substantial time may be spent on the telephone, operating computers, reaching, sitting, and/or standing while occasionally stooping, kneeling, or crouching. The employee must have the ability to speak and hear well enough to carry on customer interactions, conversations, and presentations both in-person and over telecommunications. Have near/far visual acuity to identify customers, currency, and reading materials in printed or electronic format. The employee must occasionally lift and move up to 10 pounds. Ability to hold a valid driver's license with access to a vehicle that can be used for business travel purposes.

MENTAL DEMANDS
The duties of this position require the ability to maintain attention to detail and complete work projects accurately in a short amount of time, despite interruptions. The employee must be able to interact with customers/coworkers in a calm and patient manner and maintain confidentiality and professionalism in all situations. The employee must be able to use basic mathematical skills, including adding, subtracting, multiplying, and dividing numbers. The position also requires the ability to read and interpret documents and draft routine written communications.
