Sales & Leasing Director (Senior Living)
Villa Serena Retirement – Santa Clara, CA
We are looking for a results-driven Sales & Leasing Director to drive occupancy and rental rates at our senior living community. This is a high-performance sales role focused on lead generation, relationship building, tours, and closing. Success is measured by your ability to hit move-in targets, achieve strong rental rates, and maintain high community occupancy.
Key Responsibilities
- Manage the full sales cycle from lead generation through closing and move-in
- Actively prospect and generate new leads through outreach, networking, cold calling, and local partnerships
- Conduct effective tours and close sales with prospective residents and their families
- Maintain disciplined follow-up on all leads and prospects
- Plan and execute community events and one-on-one marketing to drive traffic
- Negotiate lease terms and coordinate smooth move-ins
- Track competitors and adjust sales strategies accordingly
- Deliver weekly sales reports with pipeline status, move-in forecasts, and occupancy updates
Primary Goals
- Hit or exceed monthly move-in targets
- Maximize rental rates on new leases and renewals
- Build and maintain a qualified waitlist
- Drive overall community occupancy through proactive leasing and renewals
Qualifications
- 3+ years of sales experience (senior living or healthcare sales preferred)
- Experience conducting tours and closing sales
- Strong follow-up and organizational skills
- Self-motivated with the ability to work independently toward sales targets
