Position Overview

We are seeking a detail-oriented, solution-driven Curative Title Specialist to join our Houston team. In this role, you will analyze title commitments, identify title defects, and execute the necessary actions to "cure" titles for properties under contract. You will work closely with sellers, county clerks, probate attorneys, title companies, and internal acquisition agents to clear liens, resolve heirship issues, and ensure smooth, on-time closings.


Key Responsibilities
  • Title Analysis & Examination: Review title commitments, property searches, and abstracts to identify title defects, encumbrances, unreleased liens, municipal violations, or gaps in chain-of-title.
  • Defect Resolution: Draft, gather, and file necessary corrective documents (such as Affidavits of Heirship, Quitclaim Deeds, Release of Liens, Subordinations, or Correction Deeds).
  • Texas Probate & Heirship Management: Navigate complex Texas estate and heirship scenarios, working with family members and probate attorneys to determine legal heirs and clear vested interest issues.
  • Lien & Payoff Negotiations: Contact lenders, county tax offices, HOA boards, judgment holders, and contractors to negotiate payoff amounts, request lien releases, and reduce outstanding claims.
  • Stakeholder Communication: Maintain proactive communication with sellers, title underwriters, closing officers, attorneys, and internal teams to provide clear updates on title clearance progress.
  • Pipeline Management: Manage a high volume of property files simultaneously, prioritizing urgent closings and maintaining detailed records in company systems.


Qualifications & Requirements
  • Experience: 2+ years of experience in title curative, escrow processing, title underwriting, or real estate paralegal work (Texas real estate/title experience strongly preferred).
  • Knowledge Base: Strong understanding of Texas real estate law, title insurance standards, property tax structures, and heirship/probate processes.
  • Problem-Solving: Proven ability to investigate complex property records and negotiate solutions for legal roadblocks.
  • Communication: Exceptional phone, email, and interpersonal skills to handle sensitive situations with distressed or grieving property owners.
  • Technical Skills: Proficiency with title management platforms and real estate tools.
